Memorial Day: Remember & Honor those who gave the ultimate sacrifice....
As most of you know Memorial Day is a federal holiday which honors and remembers the men and women who gave the ultimate sacrifice while serving in the U. S. Military. It is observed every year on the last Monday of May.
Seems like almost every year I write a post and the message is always the same please do not confuse Memorial Day with Veterans Day. I decided this year to write it sooner than later to get the word out.

Almost every year I write a blog post similar to this one: What is Memorial Day & the Weekend all about? Well the answer is so easy:  it is a time to remember and honor our fallen heroes. Hard to believe today is May 1st! Did you know it is also Military Appreciation Month?
Congress in 1999 designated the month of May as Military Appreciation Month. Customarily Presidents since than have been issuing an annual Proclamation reminding Americans to celebrate this month. Have them be patriotic and  pay tribute those who served in the military.
Even though the entire month is designated to honor past, present military member and their families. There are a few specific military holidays during the month. Loyalty Day which has been celebrated since 1958 on May 1st.

One of my all time favorite transaction consisted of representing a wounded Veteran in the purchase of his home with a VA loan. To some of you this might not mean much, but in the greater Los Angeles area most sellers and their agents will not take a VA loan.
First, they prefer conventional loans with 20% down payment.
Second, sellers and listing agents do not have to worry about Appraisals since with 20% down payment lenders are a bit more lenient. They do not have to worry about making corrections at their costs to meet VA standards and the list goes on … (23 comments)

There are some transactions that mean more than others. It is so wonderful when you have  sellers and their agents who appreciate Veterans and Wounded Veterans who served our country and got injured in the process of protecting our freedom.
Since I live and work in a high priced market virtually most places are out of reach for Veterans due to the entry level price point. Now it is even harder, because the VA standards are much higher for an appraisal than a normal appraisal. I have written a couple posts previously about Conventional Loans and the waiting periods as well as the details, that it entails to have a clean slate. Needless to say VA Loans have different Waiting Periods:
If a borrower had a Bankruptcy Chapter 7 the Waiting period is 2 years from the Bankruptcy Discharge date. Just like other loans the borrower must have reestablished credit history.

One of my most memorable and surprising discovery came by accident as Diane and I were driving around Lancaster, CA. Long and behold we ran into Blackbird Air Park an Annex of the Edwards AFT Flight Test Museum.
The best part was that The Air Park is Open Friday through Sunday from 11am to 4pm. There is a catch it is subject to Volunteer Availability and Weather.  Weather is not that big of an issue here in Southern California, but Volunteer Availability is another story.
