Agents should and are required to present any offer in a timely manner to the seller. Recently, I had an agent who did not present a valid offer due to the property disclosure not accompanying the purchase agreement. Understanding the importance of the property disclosure, to both parties it should not slow down the process. In Louisiana, we used the same purchase agreement through out the state. Starting the New Year 2011 off with a little hope.  Hope in that the New Orleans City’s Mortgage and Conveyance Office can provide records so that real estate transaction can go forward. Since October it has been almost impossible to close a real estate transaction in the Parish of Orleans. This delay has stopped refinance, act of sales and pushed buyers to look elsewhere.
Property in Jefferson Parish is a good buy and the Conveyance Office have their files back up so they will not hold up your purchase.
