We still live in a real estate world where real estate agents will do anything to keep a home buyer by their side.  As an industry, we know that only pre-approved buyers can buy a home.  Or do we?  Having listed a lower priced home in a very hot market brings all sorts of buyers who lack the savviness of real estate guidance.  Yes, they have no inkling of what it takes for closing costs, down payments and monthly mortgage payment they can afford.

Home sellers are thrilled when their home for sale gets multiple offers.  The choice to choose and feel that there is a strong chance to move forward with the home sale.  However, I always wonder when buyers' real estate agents, after home inspection, submits a huge laundry list of repairs they want completed for the buyers.  It was multi bid right?  There are other buyers waiting in the wings to step in if this sale goes south in RI real estate.

Yes, the IRS can hold you hostage in a loan closing to be....hear me out because I have never had one like this before.  Of course, my seller is last sale on the chain of buys and sells here.  The lender is verifying the income of the home buyer on the first sale with the IRS to ensure what he reported & showed as income is as he reported to the IRS.  So a transcript from the IRS is required.

Buyer's agents in the field of real estate have a duty to their clients above all.  They have a fiduciary responsibility, honesty in the transaction and representing their client in the best way they can.  If you can not do this well you should not represent home buyers.  Remember you are there to give your best guidance but you are not the client.  It is and should be the client, not the buyer's agent, who makes the decision after weighing the facts at hand.
