Wow, was there any artist that exhibited the golden touch in the ‘70s more than Kenny Rogers? Everything he tried he succeeded. Rogers's widespread appeal with rock fans, pop fans, and country audiences meant that his music was popular across several charts. His songs were the inspiration for television shows and movies. He even had his name on a string of restaurants worldwide.

Ah yes, the life of a Real Estate Agent. It looks easy. Big money, little risk, wealthy clients that are easy to please. Or so it seems.
The average Real Estate Agent longs for the situation described above. In reality, the work is inconsistent, and the clients are demanding, unsure, and fickle. Yet we champion on because that is what we do.
Most people think that being a real estate agent is about sales. But selling is only one component in the job description. Other times you must be an analyst, a detective, sometimes a babysitter.

I never thought I would see the day when I would walk into a bank wearing a mask and be welcomed. I handed the teller my I.D., but since I was wearing a mask he just took my word that I was the same guy that was on my license. A strange new world in which we are living.

How will the economic downturn caused by the Corona Virus pandemic affect real estate? Well, in the absence of a crystal ball I can only predict that there will be a slowdown. How deep will the market slide? It is probably too early to tell.
Real estate for the last few years has been easy. Property values have risen steadily, construction resumed big time in many areas of the country, and interest rates have fallen to all-time lows. All the while, lending practices for many types of loan programs became more liberal. Collectively all these factors made selling homes easy.

We had our house painted a few days ago. I was thrilled with the outcome. The painters were very professional. They were on-time each day, quiet, respectful and cleaned up after themselves. The best part was they were reasonably priced.
I chose this company based on a referral from another agent. Referrals do not always work, but in this case, they were right on. When the salesperson came out to estimate the job, I could tell they were the company I wanted to hire. The world is in a hurry. We have a lot to do and little time to do it all. Consequently, we have found ways to make ourselves more efficient. Where we would once write letters, we send emails. Where we would once go shopping, we order online. Where we once would call, we send a text. It often makes sense. After all, you can send an email in a matter of minutes. No stamps, no trips to the mailbox, no wasted paper. Today you can be eating dinner and answer a text at the same time.

I fear that I am becoming a blog snob.
We all enjoy reading a good article, story or blog post. It can be fun and often educational.
But it bothers me when I read something that is full of mistakes. It is even worse when an article is written in language that is full of terminology that is hard to understand.
Recently, I was reading an article in a popular real estate publication. The title was one that caught my eye. I hoped that it was going to be a chance for me to learn something new.

Over and over I see want ads imploring, “Help wanted Rock Star…”.
No doubt the portrait we have painted of a Rock Star appears to glamorous, successful, even desirable. But in reality, Rock Stars as a group are seldom successful and when they are their success is fleeting. They seldom get to enjoy the very thing that makes them a star and that is their passion.
Being a Rock Star may have some reward. They often leave behind a legacy. Their music, stories, events that they have participated in, may live on long after their star has extinguished.

When should a seller disclose material facts that could affect the marketable value of a home? That, of course, is a trick question. The answer is always.
However, does the receipt of a home inspection report immediately require an update of the Seller Disclosure documents? Well, not always.

What could be more appropriate for my Soundtrack, than a song written by one of our pre-emanate song writers Carole King and performed by The Queen of Soul, Aretha Franklin? Aretha Franklin’s career was absolutely amazing. When you consider not only did she release 112 singles, she sold more than 75 million worldwide. But she wasn’t just a singer. The Drifters were one of my favorite singing groups when I was growing up. With huge hits like On Broadway, Under the Boardwalk, Saturday Night at the Movies and today’s song Up On the Roof.
Up on the Roof was written by Carole King and Gerry Goffin. The song has been recorded by numerous artists including James Taylor, Bruce Springsteen, and of course King herself. But the most popular version has been the 1962 version by The Drifters. The Drifters' recording of "Up on the Roof" has been named number 114 on Rolling Stone's 500 Greatest Songs of All Time list.

That is why performing a Comparative Market Analysis (CMA) can often require more in-depth analysis than simply gathering up the last few sales in a particular area and averaging them out to find a median price. When selling a home it is always good policy to disclose any known material facts about a house. Hiding something that may be important to a buyer simply because “they didn’t ask” has the potential to cause problems down the road and maybe even end up in a legal battle.

I recently had the good fortune to handle several real estate transactions in the Sun City, AZ area.
Sun City is a large retirement community just northwest of Phoenix. This is significant for me because it is not an area that I regularly farm or advertise for business. But when your past clients call and say they want to move to Sun City you take up the task.
One home was a listing that sold surprisingly quickly, the other two were Buyers. They all closed without any major issues.

We did it again! We just closed on this darling Sun City townhome. This wonderful 2BD/2BA/1CG was in near perfect condition. The soon to be retired buyer is ready to relax and enjoy life on her own terms.
