2020 has been a bit of a strange year (candidate for understatement of the year!) and that's applied to real estate too. Some home segments have been impacted more than others, and that's been the case for 55+ community home sales. As of tonight, this Heritage at Miami Bluffs patio home is back under contract! pending: Sometimes A Back-Up Offer Gets The Home!

I'm typically not a huge fan of writing back-up offers because I consider the odds of moving into primary position a bit slim and it keeps my clients in suspense for an extended time.
If I'm the seller's agent, I consider a back-up offer a great piece of leverage. The buyer starts making too many demands and you can drop the "we've got a back-up offer" card. The buyer either backs off, or quits entirely and my seller can go to the back-up offer, which is most likely as good or better than the initial offer.

When we set up our home search website based on Cincinnati MLS, we had a choice in direction to make:
Show ONLY homes not under contract or show BOTH homes under contract and those not under contract?
And we chose to show BOTH.
Now it's possible showing both categories leads to some confusion for interested home buyers, but a quick check of the home's status display shows Active (still for sale) or Pending (under contract).
So why do we contribute to that possible confusion? Because we want our area consumers to have ALL the pertinent information.
