My sign got featured in a Real Estate story on theClose.com
Another Realtor emailed me about the sign in this story, and I had no idea what they were talking about, so... went to the website to see what the big deal was.
Funny thing though - the picture is a post from Instagram a few years ago, at a listing in Pukalani Maui. The story claims it's a sign with magic techno powers! They said "This pretty looking sign sitting in the bushes above? Be careful, it just might beam a message to your phone without you even knowing it!"

If you want an oceanfront home in Kihei Maui, the options are somewhat limited, because much of the coastal real estate is taken up by condominium resorts, and beach parks. South Kihei Road is the main artery along the coastline, and there's a few streets that extend beyond this and offer some neighborhoods with single family homes. Uluniu Rd. is one, and Halama St. is another. Let's see what's happening on Halama St....
Halama Street - runs between Kalama Park to the south, and up to W. Kapu Rd. to the north.

My new format Maui newsletter for Jan 15, 2019
This new version went out today and it features a lot of the year-end statistics for Maui County.... residential and vacant land. The plan for 2019 is to send out the e-news twice a month. One time focuses on the stats, and the next time showcases lifestyle. I think it's going to be more fun this way.

Thankful for having a good job selling real estate on Maui
Besides being thankful for the November Thanksgiving Challenge by Debbie Reynolds, I am thankful for many things at this time of year as I reflect back. Having the ability to make a good living, while doing something I enjoy, is a real blessing. Not everyone can say they love their jobs, but I can.

Selling your Hawaii property might cost a little more after September 15, 2018.
HARPTA is a Hawaii law that requires a withholding tax when you sell real estate in Hawaii, if you are not a resident of the state. Currently it's 5%.
FIRPTA is a federal law that requires a withholding of 10% at closing, if you are not a resident of the country. Read more about HARPTA and FIRPTA here

This 3 story apartment building is like nothing else along the ocean in Paia and Kuau. 3 stories with 10 units on each floor makes for 30 short term rental units with easy access to the best north shore beaches and the trendy Paia town scene. This year a new Agricultural Subdivision in Haiku has been selling many of the 40 or so lots of 2 acres or more. Haiku Town Acres is a development by the people of West Maui Land Company, and it's been in the works for about 10 years. That's what the seller said when he contacted me 14 days ago. This is a condo that was just bought earlier this year, in a great oceanfront location in Kihei Maui - Luana Kai Resort. It should be easy to sell fast, right?
In this case yes it could be sold fast... a prime Maui beachfront unit in a beautiful location. Solid short-term rental bookings with good rental income. Motivated seller. Let's do it!
OK, what's it going to take to get this condo sold?

As I'm updating some links on my eastmaui.com website today I'm noticing the active and pending listings in the different parts of Maui, Hawaii. A few random statistics caught my eye and it's interesting to see that the oceanfront segment of the market has a lot of inventory but very few properties under contract. It appears to be the toughest selling category, but this report does not include condos which is a whole different market.
VACANT LAND:
Haiku has 33 listings of vacant land priced from $350,000 to $12,000,000 and only 3 are pending, priced from $360,000 to $479,500 Wailea has … (8 comments)

It's not often you get to see a classic home like this on Maui's north shore, with the good old fashioned stainless steel double sink that was very state of the art back then. Remember those red formica countertops? In the 60's we used to have the table and chairs that matched that red formica, with the chrome legs and trim band around the edge. That brings back some memories!

There are great big views at Kahakuloa Maui, the "other upcountry".
Sometimes buyers are looking for a nice home in the country and they don't want to be upcountry - Kula, Pukalani and Makawao. There's a couple of alternatives on this side of the island: Wailuku Country Estates just on the outskirts of Wailuku, and Kahakuloa which is a little further out the Kahekili Highway.

It was a small event this month, with only 4 properties to preview in Pukalani, priced from $669,000 to $895,000. This region of Upcountry is unique in that you can still find plenty of housing options priced under $1,000,000.
