I guess this is why we carry cell phones. So we always can have a camera in our shirt pocket. By the time I got back with my "real" camera, this cute feller had disappeared. I find I get to collect a lot of cell phone images that would have escaped, even if they are not the highest quality imaginable. But, I'm not about to take listing photos with the cell phone.

When I reached for the mail, he was as startled as I was, but he only hid around the corner.

We get a little pollen in the air in Cary in the spring.
This photo is from a tour I took this week, and the hazy air is full of pine and oak tree pollen.
Today I was in North Raleigh, and it seemed like near-blizzard conditions, with yellow/green pollen blowing through the neighborhood I was in.
This isn't pretty stuff, but I have also dealt with inches of snow this time of year.

The common white flowering dogwood is a fixture in all the understory opportunities in Cary. It thrives in partial shade, and spreads its layered branches in search of sunlight.
This early bloomer seems very content on the north side of this townhome, and is catching the afternoon light. And spreading joy with its singular beauty.

Sometimes a feller has to stop what he is doing long enough to pick up the camera and gather a few random pixels.  Daffodils, Cherry trees, Bradford Pears, and Carolina Jessamine will do that to you.
 
 
These are all shot in Giverny and MacArthur Park in Cary, NC.
The Carolina Blue Skies are a bonus.

I was having a new listing measured yesterday, and got there a few minutes before the appraiser.
Had to do something with my free time, and I have this spiffy new camera, so it seemed natural to shoot some blooming roses.
It is HARD to hold a rose steady in the wind and work a DSLR with the other hand.
We do what we can.  I hope you enjoy the slideshow....

Listing agent to the rescue! The movers won't take it?  Now what? There's always something when the movers arrive. Folks plan the best they can, but the movers prefer to not haul some of the items they have laid out.
Incendiary. Explosive. Corrosive. All the fun stuff in life won't get onto the truck. It can be inconvenient, but that is where a full service real estate agent can step in and help out. 
One of the best tools a good listing agent can have is a pickup truck.  I love mine.  This time, I was hoping to fill it up....

Buyers and Dealbreakers Buyers and buyers agents will often cite a "dealbreaker" when considering a home.  In Cary, NC, some of those items are steep driveways, proximity to large powerlines, proximity to busy thoroughfares, railroad tracks, or excessive airplane traffic.
Some buyers are willing to work with a home that has only a single negative feature, but when they add up, those buyers often lose interest. Cary NC Market Report 30 days of Real Estate Closing in Cary, as of August 17, 2011 Numbers are pretty stable in Cary real estate.  As of today, we closed 123 residential sales in the last 30 days.
Days on Market were 93 for those 123 listings.
Cumulative Days on Market, meaning that the property was listed more than once, were 115.
On July 17, those numbers were 87 and 114.
I pulled out three of the highest DOM properties, and the remaining 120 homes showed 86 Days on Market, and 102 Cumulative Days on Market. Fun with numbers...
