Cary, NC, is well known as a town with expensive housing and some lack of affordable homes. This results from a very desirable location and a very high economic demographic. Advanced degrees are a common denominator in Cary.
Cary has an Affordable Housing Initiative in place to encourage offering of affordable homes to Cary residents.
It is noteworthy that many town employees and other service industry employees are commonly unable to afford a home in Cary.

Of course, being Wordless Wordless Wednesday, and all, I couldn't offer Susie Blackmon an explanation about the fact that my photo this morning was 2 years old.

So, I went out and shot one today, and uploaded it to WW Wednesday:  Silverlake Today.  And, no worries, Susie.  It didn't hurt when I fell off the guardrail.  Dang bushes have grown a couple of feet in the last two years, and I had to ELEVATE!

Then I got on a roll and shot about 113 photos of the fall season around Cary.

I have this great home listed for sale. We planned a brokers' Open House this week, and a public Open House today. And last weekend I was wondering what the owners could show on the three flat screen televisions to bring value to the doings.

My clients have another tool in their toolbox.  I have signed up with IDXBroker for their MLS Search solution, and my friend Hal took it live tonight.  Good job, Hal!
It is a first-class deal for clients and Realtor, offering the ability to search for homes within several parameters I did not have to offer before.
And the user interface is simple and intuitive.
Now visitors to my site can search via Google Maps, neighborhoods, City, Zip Code, and drill down to main floor master suites and fenced yards.  Schools are also available search fields, too.

Wynston Ridge is a mature  residential  neighborhood  on the Southeast side of Cary, NC.  Wynston Ridge is located off Holly Springs Road, or accessed through Camden Forest.  See the Wynston Ridge slideshow on Flickr.

Camden Forest is a mature neighborhood of custom-built homes in Cary, NC. Camden Forest is accessed from the SE Cary Parkway, or through the adjoining neighborhood of Wynston Ridge. Raleigh and North Carolina State University are a fifteen minute drive. The Research Triangle Park, "RTP," is about twenty minutes. Rush hour traffic can extend either commute.

I just love a perfect blue sky day in Cary.  With a few pine trees, and a pretty house, a fellow can run down a camera battery in no time.
It is even more fun with my new camera.  I bought a Kodak P880, for the 8 megapixels, the zoom lens, but particularly the 24mm wide-angle ability of lens.  The wide-angle is great for interiors, but also for shooting large homes from the curb.  I can stay close and get the entire home in the frame.
My 1 gigabyte SD card will hold up to 320 photos.  Enough that I need to pick up … (8 comments)

What can I say beyond the title?  What do I need to say.  Apparently something should be said to someone.
Two homes today where we couldn't see the exterior.  We were too busy looking where we were walking.
I swear, that one house had to be home to two 600 pound mutts on high-fiber kibble/bit diets.  And there had to be an easy week's worth of dog bomb inventory in the grass.
After dodging one pile, I nearly stomped another, lost my balance and then I was doing the "Dog Bomb Shuffle."
Looked like a '60's football player high-stepping through tires.

Sometimes getting the keys conveyed properly is a small hurdle.
Folks sign all the paperwork, and expect to get the keys.  Legally, they do not own the home in North Carolina until the deed is recorded.  And that is the best time to hand over the keys, after recording of the deed.  The final title search for liens is performed just before recording.  Things happen.  Issues arise.  Not often, but often enough to justify holding the keys until recording.
That can be difficult to understand, when they have driven across the State, or across Country, and the moving van with all their belongings … (14 comments)

My clients travel a little, and live just a few miles farther than our Keller Williams Cary real estate office from the new home site.  And the spouse works long hours, and will have a difficult time seeing the construction of the home through its phases.
What to do?
I can usually find a few minutes most days, and have driven to the home site, and taken photos on a few occasions.  Email would have been a little bit clumsy to send photos.
Hmmmm....

Nestled into a wooded area, Trappers Run  is a well-known neighborhood in central Cary, North Carolina.  The location is readily accessed from three sides, off Maynard Road, or through two adjoining subdivisions.  Grocery shopping and other necessities are available within a mile at Maynard Crossing or Preston Corners.

Development of the Trappers Run subdivision began in the late 1970's with building complete by the mid-1980's.  Lot sizes vary from just under .25 acre to .5 acre.

Wake County, North Carolina has a wonderful amount of on-line information available to the public.
Property Buyers and Sellers can access photos, notes on building permits, tax bills, deed history, subdivision or area sales, structure information, and a map of the property, including zoning, environmental features, and aerial photography.

One item that confuses many Buyers from out of state is the lack of correlation between "Tax Value," and the Listing Price of a property for sale.  Basically, it is safe to say there is no correlation between the two in Wake County, and much of North Carolina.
