We don't realize how dependent we are on tools until they are taken away.
Such is the case with CoreLogic who provides Triangle MLS with TEMPO and Fusion MLS solutions.
After a significant outage last week, we are now down for about 10 hours, since last night.
No redundancy in operations.  Server cooling issues, and shut down, according to an update from Triangle MLS folks last week.
 
And people have work to do, work that requires MLS access.
 
Oh, well.  Nice morning to drink coffee and clear off the desk...

Whine. Whine. Fer IE9!! Can I tell clients how "Tech Savvy" I am, when my key applications do not support Internet Explorer 9?
I know.  I know...  They should all be using Firefox, or Chrome, or anything but Internet Explorer. But, that is not my decision to make.  Heck, some of them are probably still using IE6, as hard as MSFT is working to stamp it out.

mls: Do the Vast Majority of Real Estate Listings Need No Repairs? - 02/15/11 03:56 PM
One of the parameters a Listing Agent can specify when putting a home on the Triangle MLS is "Need Repair."It is seldom used.  Perhaps most all listings are in such good shape that they need no repairs, so why mark it?
Out of 16,000 Active residential listings, only 97 show that they "Need Repair."  97 homes.   0.006% Need Repair.
Quality and well-maintained housing stock like that has the home inspectors worried.  Laying awake at night.  Wondering how to complete their reports and where their next job will come from, since nothing needs fixed or cited for repair.

How would you grade the quality of your MLS Data?  Does it matter?  Does it matter if details are properly input, if features are correct?Do rules matter?  Ethics?  Reasonable procedure?Listing agent Due Diligence of some sort prior to taking the listing?
Material facts.  Do they matter?
Carla Muss-Jacobs gets some chuckles with "WATERFRONT" Property DOES NOT MEAN: Swimming Pool."  And it IS funny.  To a point.  In the greater scheme of things, it is also a sad commentary on either ineptitude or ethics.

mls: Leaving Sellers Up in the Air, and Buyers in Suspense, with "No Photo Available" Listings - 01/13/11 04:19 PM
Listings without photos.  Not even mediocre photos.  For days after going "Active" on the MLS.
 
 
There is really little excuse for it.  While it does seem awkward to have to post photos after posting the listing, and it is aggravating that TEMPO does not allow batch loading of photos, Listing Agents can still upload photos onto the Triangle MLS immediately after posting the listing.  And digital cameras that take presentable photos are cheap and getting cheaper.
So, why do agents leave Sellers up in the air and Buyers in Suspense every day on the Triangle MLS?  And why do Sellers … (15 comments)

For the longest time I figured I didn't need a tripod to get good photos.  Sometimes, I was right.  And sometimes I was far from right.  I bought a cheap, cheap tripod a couple of years ago, and it served only to confirm my attitude that I would do all right without a tripod.

mls: MLS Foreclosure Search? Maybe some day... - 10/29/09 03:12 PM
We get the calls routinely, "Can you help us find foreclosure listings?"
More often than not, the questioner means they would like to hear about homes upon which the lender has foreclosed, that are entered into the Triangle MLS when the bank is ready to sell them.  They often are looking for foreclosures in hopes that they can gain more affordable housing around Cary, NC.  Whether foreclosures make for more affordable homes is debatable, but one thing at a time........
I always want to say, "Yes," and I always catch myself and say, "Well, kinda...  Sorta..."

I got hooked up with IDX Broker last spring and went live with their great Triangle Real Estate IDX solution in April.  In celebration, I added IDX links to all my Neighborhoods blogs.  On my site, on AR, on Trulia.  Lots of work, but kind of cool.
And I did not notice a rule change that took effect on May 20, 2009, as per this edited selection from the TMLS Summer, 2009, Newsletter:

mls: Triangle MLS says "Dust off your Brownies." Photos in 7 days, or else! - 02/19/09 02:26 PM
In a decidedly and curiously conservative move, but a long overdue initiative, the Triangle MLS announced today that effective March 1, all listings will be accompanied by photos, renderings, or drawings.
Within seven days of being entered. 
SEVEN days of pushing away the curious buying public.  Seven days of Client Gateway participants passing up listings without an image.  BUT, on the EIGHTH day, after the poor property has languished, voila!  We will have a photo set on which to feast our eyes.  I can load 12 digital photos within 20 minutes after entering the listing.
