townhome: Condominium or Townhome? Can you tell?

The distinction between condominiums and townhomes escapes a lot of folks. And many North Carolina agents, too. So I did a little Real Estate Show test from photos of buildings in Raleigh, Cary, and Apex, NC. Play the real estate show below and on a piece of paper indicate whether each of the 15 structures in the photo is a condominium or townhome. See, you can't really tell by looking at a building. 89,376 seems to be the count for a several days now, at least since Casey Brischle wrote his piece. Members on line has shown growth, but the member count is frozen at 89,376. So... is it time for us to all go recruiting? To discover the next Babe Ruth of Blogging? Or do the AR fellers just need to wind up the clock and get it ticking again? Hmmm. 89,376 89376 $89,376.... We popped into the townhome, and my client said she could be interested in it, although it needs heavy redecoration. But it was priced about 11% high, well above anything that has ever sold in this Cary, NC, complex. Calculating values in townhome complexes is not too hard when only a few models and elevations comprise the community. There just isn't a lot of variation. And this complex is a typical example. So, I call the Listing Agent, and I ask about the List price vs. comps. Her, "Yeah, we couldn't find what we wanted in XYZ, so we went down the street to ABC and that's … (4 comments)
