September 2022 home sales were down year-over-year for a ninth consecutive month. Pending sales were also down year-over-year for a ninth consecutive month. As pending sales are a good indicator or future sales and buyer demand, we should expect fewer closed sales in the months to come.

Median home sale price in the Third Quarter 2022 for Ardrey homes was $735,000, setting new record highs. The median list to sale price ratio was 100.7%.

According to Zillow's raw Home Value Index, U.S. home values fell 0.1% from June to July 2022. This was the first such decline since 2012. Home values fell last month in 30 of the 50 largest metro areas. Nonetheless, home values are still up 16% from a year ago. That's the "bad" news.
The "good" news is that the Charlotte region did not make this list of 30 metro areas where home values dropped. Home values increased in the Charlotte (36 comments)
Southampton in Ballantyne saw three homes sell at an average sale price of $475,500 during the Quarter 2 - 2022, one less than the number of sales in the Second Quarter 2021. The number of homes sold was flat quarter-over-quarter and the average sale price was almost $90,000 higher than in the First Quarter 2022. Average sale price rose 21.19% over the same quarter one year ago, setting a new record for home prices. Sale prices ranged from a low of $411,500 to a high of $550,000.
Nine homes sold in Providence Pointe during the Second Quarter 2022, one less than in the same quarter one year ago, but nine more than in the First Quarter 2022, when no homes sold due to lack of listings. Providence Pointe saw four new listings during the second quarter, one less than in the same quarter in 2021.
The average sale price was $643,767, up 22.61% year-over-year. Median sale price was $630,00, up 25.37% year-over-year, setting a new record for medial sale price in Providence Pointe. Home sales (20 comments)
