santa clarita: Being a buyers agent versus a listing agent

Buyers agent aka Buyers representative - they are synonymous terms.
That is the title for the agent who is representing the home buyer. The reason why this may be of concern to a home buyer is the fact that most agents want to be listing agents. If they have a team in place they may want you to work with someone who does not normally work with sellers on their team.
This was important for me to bring up because of the team concept. Some work well within a real estate team and the leader does a great job with client care.

We are returning to "normal levels" of bank owned, real estate owned, foreclosures, short sales and other types of distressed real estate listings.
On today's real estate show, we focused on the local makets within the Santa Clarita Valley. We also talked about other 'markets'.
Addressed was the question of why it takes so long, sometimes, for the REO agent to obtain approval for any of the buyer which approach them via their own realtors.
We also spoke about the failsafes the banks have in place in relation to the foreclosures and why it's better to have your own realtor.

Our local Santa Clarita real estate market have been exhibiting a flattening trend over the past few weeks. We are having inventory added to the "saleable" residential real estate listings, but there are buyers, just enough, that want to buy them.
Our local markets are still well within a sellers sphere, but with the addition of more inventory, we will see the shift start to become more aggressive, changing from a sellers to a buyers market.
Only time will tell is we get enough real estate inventory to make this change in the coming months.

santa clarita: The latest Foreclosure Activity, which ain't much :(

I suppose I should be happy that the Levels of Foreclosures have dwindled down to almost nothing.
In fact the Foreclosure and REO markets are returning to being close to the 1% levels we see in a Standard Real Estate market.
This is giving the "equity sellers" of the world a huge advantage because they are the prevalent inventory being sold today.
