After almost sixty years between us, we are always surprised when challenges we have not had before come up. Recent inspections on a sale showed a leak under the dishwasher. The water was running out of the brick outside the house. The inspector did not move the dishwasher to look underneath . Instead he suggested that the prospective buyers have the area under the dishwasher inspected, looking specifically for wood rot. Ominous thoughts went through everyone's heads. The question also arose about why the renters who were there did not report a water problem. The idea that the dishwasher could have been running water (1 comments)

One of the most challenging foreclosures we ever conquered had some uphill problems .
It was a mobile home on the edges of Durango Colorado.
The location was in a do as you please neughborhoid down a dirt road off one of the major roads.
It was on a couple of acres where the previous owner had left strange and different pieces of vehicles.
The house was in various stages of remodeling. What had been completed was VERY nice! The rest was an entirely different story.
The real showstopper was obvious the minute we opened (3 comments)
Last summer brought this area a drought unequalled in recorded history.
Lakes all over dried up. Even Lake Conroe , which was dug in the early 1970s , as a back up water reservoir for the huge Houston metropois,was down 13 feet.
Trees died in massive numbers, and wild fires broke out in many areas Statewide.
There was an air of tension and gloom pervading everything.
Everything except this one 41 acre tract in rural Cut and Shoot.
This tract has a lake that is about two acres, which was dug (0 comments)
One would think that real estate professionals could find a way to avoid this state.
With years of knowledge and substantial real estate savvy we spent five months redecorating and remodeling and studying the market to make sure we got it right before adding our loved home to it.
We had an offer right away which turned out to be a ploy to get us to lower the price. Now several weeks later we have had seven more showings.
home for sale: The Front Door

After almost a complete week on the extremely dead market here, we found something else we had not yet redone. It is one of the first things anyone will see but we seldom use it as we access the house via the garage... Our front door is really boring and the front latch was not operating as it should have. The one showing we had last week made us take note of the entry, which made that showing a blessing. We now have new hardware and by this afternoon the fresh door color will be much more up to (2 comments)

Within hours of posting our newest listing, which is our personal home, we got a call to schedule a showing! We granted the request and two hours later the agent arrived with her working partner and the out of town couple. We went outside so the agents could show the house without feeling any pressure. Within a few Minutes, the agent opened the back door to tell us that this couple was looking for a specific floor-plan and this was not it... We were of course disappointed , but we cannot change the floor-plan. It is what it is. I (7 comments)

We put a sign on a new listing yesterday morning. In our business, getting new listings is life blood. Without them we are basically out of business! Naturally we are thrilled to have something new to work with. Some listings are fun to work with and some are just plain difficult! The current listing has been redecorated. It has new kitchen appliances, sink, faucet, light fixture, laminate wood floors, granite tile counters, custom moldings, built in microwave shelf, glass tile backsplash, and built in wine rack. Both baths have new faucets and tile accents. The house is freshly painted (5 comments)
home for sale: A Challenging Sale.... in Tomball TX

We were treated to a challenge recently. We were asked to list the house of a special person in our lives. To be trusted with this is both a challenge and a privilege, but it comes with extra amounts of stress!
The house belongs to the Rector of our church. It is lovely and only four years old but since the church moved to its present location about 3 years ago, the house is further away now than desired. Since our Rector is constantly on call and very diligent in his duties, he is almost always at the church. This (0 comments)
In case you have not had the opportunity to drive north toward Tomball lately, let us share one of the newer, greater additions to the area!
Northpointe is about a mile or so from beautiful Downtown Tomball. It offers several communities across SH 249 from the pioneering community of the early 1980s, Three Lakes.
Beautifully designed with well landscaped boulevards and intermitent lakes with water features, there are a variety of architectures sparkling in the sunlight, and moonlight too.

Have you ever been in a house that felt oppressive?
A couple of weeks ago we were asked to do a BPO on a house in one of our favorite neighborhoods. These are high end homes on lavishly landscaped lots and they all have all the latest bells and whistles.
The landscape was impressive as we drove up to the house. It was the sort of thing we had come to expect from this area. But that changed as soon as we gained entry to the house. Once inside we were aware of an extreme feeling of sadness. (4 comments)
