Until yesterday we have been experiencing a very hot spell here in North Dakota. A single mother with 3 teenage boys reached out to me by asking if I knew of anyone with a used air conditioner they may sell cheap or give away.
When I managed rental units I always had a couple of window air conditioners laying around because tenants would just leave them on a regular basis but that was years ago and I had none left. One of my past On The Air Radio interviews was with Frankie Gomez, Staff Sargent, about active duty veterans using their BAH (Basic Allowance for Housing) to pay a mortgage instead of handing it over to a landlord.
As a Realtor in a town located close to a military base I have worked with many veterans who understood the wisdom of building equity in a home as opposed to giving it to a landlord and walking away with nothing.

There were 8 homes sold in this very narrow category of stick built, single family homes located in the City limits of Minot (this seems way out of whack for this time of year, and it’s the third week in a row of declining sales in this narrow sample). Of the homes that closed this week the average days on market was 174, another BIG step in the wrong direction for the third week in a row (however 3 of the properties were listed, expired, and listed again. In Minot ND over the last week FEMA has been meeting with people and explaining the new (not yet official) flood maps that will be put into effect in about a year. It's causing panic, concern, and I believe misinformation. It's easy to see why when you look at the maps and consider the human nature to hear what people want to hear. Let me demonstrate with the following (actual) example.

It was a very mellow and enjoyable one for the Timm family.
The Minot Park District put on a good show/event at Minot's Roosevelt Park which you can read all about in today's Minot Daily News either in print or on line if you are a subscriber.
This would be the first year ever that we did not see any fireworks (and hardly heard any) whatsoever on the 4th of July.
We didn't avoid them, we just didn't see any!

Headliners this year include:
AS WELL AS MANY FREE CONCERTS THROUGHOUT THE WHOLE DAY.
Every year our family sets aside one whole day for the fair. We usually go on Tuesday which is Military Appreciation Day and Pepsi Day. On Pepsi Day if you bring any Pepsi product to the gate (including Aquafena Water) you get in for half price... plus you get to keep that product and drink it on the fair grounds.

While it is disappointing that there will not be a fireworks display this year in Minot ND this year there will still be plenty of family activities to enjoy.
The 4th of July tradition of racing will carry on at the Nodak Speedway (ND State Fair Grounds) with the "Tougher Than Dirt Sport Modified and Hobby Stock Tour Race" from 6:00 to 10:00 PM.

This was the first Painted Turtle I'd seen this year and yet just a few minutes later I ran into his brother who believe it or not he was very camera shy and also very fast.
It was fun to see him/her enjoying the sun on his little piece of Real Estate.
The North American Turtle is the most common turtle. The Painted Turtle is the most wide spread native turtle of North America. They may live more than 55 years... I'm going to guess this guy may need a new piece of Real Estate in his 55 years or so.

That's how it worked for us with tonights dinner at Minot's Longhorn Steakhouse.
1st let me say that we never had a bad meal at Longhorn Steakhouse but we did have less then steller service the first two visits.
This evening was steller in all ways, food quality (as it was the previous two times) and for the 1st time the service was of equal quality to the food.

With all the animation around us these days you would think peoples ability to imagination or envision things would be at an all time high. It seems like just the opposite is true.
I've never been a fan of Sellers offering an "allowance" for just that reason... Buyers have a hard time imagining new carpet, paint, or even appliances.
