Naples real estate inventories should be rising sky high right now but with a 13% drop in new listings compared to last year, some Naples neighborhoods could be gearing up for price increases this year.
Here's are the Naples neighborhoods where prices could continue to rise:
Pelican Bay -  5 months Royal Harbor - 6 months Park Shore - 8 months Tiburon - 8 months Vanderbilt Beach - 8 months Pelican Marsh - 8 months With an under-supply of inventory, it might be tough negotiating! I've had my nose in the Park Shore beachfront statistics all day and wanted to share my outstanding findings! By the way, this post was provoked by the person who was searching Naples beachfront properties $300,000 and less (since I knew while they found my site, they were not successful in finding anything in Park Shore for that price. Naples neighborhoods with a shortage of supply at this time:
Aqualane Shores:
30 Aqualane Shores homes sold during the past year. 19 are currently on the market = 7.6 months of inventory
Bay Colony:
2 Bay Colony homes on the market with 3 sold during the past year = 8 months of inventory
42 Bay Colony condos sold during the past 12 months with 27 remaining = 7.71 months of inventory
Grey Oaks:

I want to quickly catch you up to speed with what I've been seeing and experiencing regarding Naples real estate so far this season.  Here it is...

1.  The general consensus is the tables have clearly turned in most Naples markets regarding seller confidence. Good Day My Naples Friends!  The election is over! The President is still the President and you can now get high legally in WA and CO...what a bizarre coincidence! The Naples real estate market shows signs of a fierce premature heat up but buyers might have a new edge in negotiations...
Between October 1st and November 6th:

There were 627 sales in the Naples area last year with 48 of those sales listed at $1,000,000+.  The highest-priced property sold was listed at $6,950,000.

Park Shore is another Naples beachfront location that has seen some good buying traffic this year despite the warmer temperatures and with 9 months of inventory presently on the market. Sellers have a bit to be happy about...

If 12 months of inventory is considered stable (which it is here in Naples) then 9 months of Park Shore inventory means we actually have a bit of an over-demand if you will.  When inventories shrink, demand increases and before too long pricing starts going up as a matter of fact, they have bumped slightly north in Park Shore already.

When most people think Cyber Monday, I doubt seriously anybody is wondering what kind of discount they can get on a Naples property by purchasing online today...in fact, I'll bet that most people wouldn't even imagine clicking their way to purchasing a property in most places. I've noticed I've had a drastic decrease in Naples rental requests so far this year.  This is FABULOUS news because:
 I don't handle rentals. Most people I've talked to who are looking for rentals don't want to buy real estate! Keep in mind it's still considered pre-season for the Naples real estate market so that trend could change, I suppose...sigh.  But I'm crossing my fingers that's a definitive sign that people are planning on purchasing this year instead of renting.  After all, people should consider purchasing this year...pricing is out of this world in many great Naples communities.  If you were smart and … (1 comments)

When chatter about the Naples Florida's real estate market bottoming out began last fall my first thought was relief! Hey, it's been a challenge the last few years and if you know anything about our area, you'll know that our market was one of the first to crater before all of the others began to slow largely due to the wild appreciation we saw the few years before. I just wanted to take a quick minute to share some of the trends I'm seeing in the Naples Florida real estate market. 
Price is definitely king right now with a majority of the sales traffic being awarded to the lower ended properties for the first time in a few years.  This is actually a sign of a recovering market although sales statistics won't prove that til later.
This also means if you are looking in the areas most sought after in the Naples Florida region for example:
Old Naples
Park Shore
Moorings
Pelican Bay
Pelican Marsh

A successful showing agent knows when to talk, when to shut up, when to be available for questions and when to step back to allow buyers to talk about what they're looking at.

Just as it has happened at the end of every season almost every year in Naples, Florida us Naples, Florida REALTORS  wave goodbye to our seasonal friends and neighbors who pack up and go north for the summer, and we prepare to do those things that occupy our time which was once occupied by showings, open houses, writing contracts, etc.

We should be wrapping up another selling season by now and I should be seeing lots of car carriers loading up cars and shipping them back up north but actually, I'm busier right now than I have been all season and this season was actually MUCH busier than any of us had forecasted or expected.
I showed more Naples beachfront properties this year than I ever have. People are seeing...and buying.  A far different market compared to last year when nobody was doing anything.
