Too many times in business, people chase the money. They often overlook the most important aspect of real estate, that it remains a people business. Spending quality time with buyers or sellers helps to create the trust aspect between parties. Rushing the process for selfish gain, shows lack of care and promotes self-gratification.

An agent submitted an offer for a home her clients really wanted (or so it seemed at first). Rather than offering highest and best up front, they wanted to test the sellers. Immediately the agent received a response saying there were multiple offers under consideration.
 
Homes in that price range are in high demand. The agent admitted the clients could have offered full price and paid their own closing costs. She asked if sending a quick message to the listing agent asking for an opportunity to respond with a higher offer would help.

Being genuine helps to cultivate long lasting personal and professional relationships. It also means paying close attention to what really matters while building a rapport. Avoid rushing the process, anything worthwhile takes time to cultivate.
 
Using care when interacting will grab the attention of those intended. Sharing information about common interests can also help find out what matters to them and can determine the direction of the relationship. Avoid over-thinking, be natural.

Recently, after listing their home, my clients decided to drop the price and then again a week later, after no offers. I got a call and the agent on the line asked if my sellers just wanted to dump the property.
 
No, I explained, they are motivated, not desperate.
 
Shortly after that second price drop, I received an offer from an investor at more than $100,000 less than list price. No counter necessary, it was as high as he would go. My clients quickly rejected the offer.
