There is a clear difference between motivated and desperate!

 

Recently, after listing their home, my clients decided to drop the price and then again a week later, after no offers. I got a call and the agent on the line asked if my sellers just wanted to dump the property.

 

No, I explained, they are motivated, not desperate.

 

Shortly after that second price drop, I received an offer from an investor at more than $100,000 less than list price. No counter necessary, it was as high as he would go. My clients quickly rejected the offer.

 

They are motivated not desperate.

 

I put the home on the local Board Tour and 18 out of 20 agents said the home was well priced and would sell quickly. After two informed offers, the sellers accepted one and are now Under Contract.

 

There is a clear difference between motivation and desperation.

 

Together, my clients and I devised a sales strategy that worked for them. We reviewed the comps, they listened to advice and trusted me to market their home extensively and aggressively to get it SOLD.

 

Goal accomplished. The rest to follow!

The marketing strategy I teach our sellers is to let us market it heavily including normal general markeing and specific target marketing.  And then drop the price (even slightly) every 1 to 2 weeks.  That will keep the listing from being stale and will eventually get it to sell.

That's the double-edged sword about price reductions. You'll get those buyers, agents, and investors who think they smell blood in the water.

Wanda happens all the time!  Some folks just have to 'try' I guess but what a waste of time and energy as motivated sellers aren't desparate sellers. But try convincing those folks.....

Wanda,  This might be among the very few times a sellers could say, "I'm not going to give my home away" and it would actually be a true and meaningful statement.  $100,000 under asking ... either over-priced (which we know it was NOT) or a desperate buyer hoping they found a desperate seller.

Wanda, this is the issue with agents who buy listings at high prices, then begin adjusting down to "find the right price" Sellers normally get far less then they would otherwise get if priced right from the start.
