buy: Trick or Treat, the scariest things in real estate! - 10/30/17 02:30 PM
Dear Friends, Fanily & Clients,Halloween marks the beginning of the traditionally slowest real estate market of the year.  The slow season run through the holidays until near the end of January or up to mid-February.  This by no means indicates that it is not a good time to sell or buy a home, in fact, this could be the ideal time to be both or either. Finding a home at this time of year is beneficial to buyers as there is much less competition.  A seller may be more willing to compromise than at they might be at peak season.  This doesn't … (0 comments)

buy: What's Unique about real estate in the Fall? - 09/25/16 08:47 AM
The Fall in Southern California is an incredible time in real estate due to the perfect storm.  Sellers have reached the peak pricing for the year and buyers are able to purchase a home with less competition.  This is that time of year when both parties are happiest with making a deal.
Selling a home and buying another at the same time is more beneficial at this time as well.  The home they are selling, if priced and promoted properly, should sell in a timely manner.  The home they hope to purchase will be much more apt to accept an offer … (1 comments)

buy: Will your decision today change the future? - 03/20/16 04:11 AM
Spring of 2016 enters with a shortage of housing.  Rising prices and the potential of the rise of interest rates will make it more difficult for first time buyers to compete for a home.  Pent up demand with many buyers sitting on the fence continues to fuel the unlimited supply of buyers for the dwindling inventory.  Compound this with the fact that Millennials, about 83.1 million, now outnumber Baby Boomers.  The housing market has recovered since the start of the recession in 2006.  However prices are still below the prices at the peak of the market.  There are more qualified buyers … (2 comments)

buy: Last Call - 03/09/16 09:38 AM
It can take 4 - 6 weeks to find a home and now with the TRID (The New TILA RESPA Integrated Disclosures. • The Loan Estimate replaces the initial Truth-in-Lending disclosure & Good Faith Estimate for most. closed-end mortgage loans. • The Closing Disclosure replaces the final Truth-in-Lending disclosure & HUD-1 Settlement Statement. for most closed-end mortgage loans.) it can take another 6 weeks to close escrow.  That means searching to purchase a home starting on March 10, 2016 could possibly be closing escrow in the middle of June.
People make the same mistake year after year and wait until the … (3 comments)

buy: Superbowl & how it affects real estate - 01/09/16 12:11 PM
The first thing that comes to mind during the NFL Playoffs and especially Superbowl Sunday is the Open House.  The people out looking at homes during the playoffs and the parties that ensue are truly highly motivated or simply not Football Fans.  The agents that are taking them out to see homes are highly dedicated to their clients or simply not Football Fans.
This is a terrific time for a seller to list their home should they also be in the market to purchase a home.  There are much less buyers during the NFL Playoffs so an offer, even a contingent offer, will … (6 comments)

buy: Prices are Up yet Activity is Down, Go figure! - 01/05/16 01:21 PM
Supply and demand ultimately determine the value of an. y product with homes being no exception.  However this relationship is sometimes disguised as it surely is this year.  The stock market, China devaluation of their currency, financial problems in Europe and war in the middle-east should all dictate a slowdown in the rise of home prices.  There are less buyers out there looking for a home but as it turns out, those looking are highly motivated and buying homes.  The low inventory of homes for sale has kept homes scarce and given home owners confidence to list at a higher price.  Homes … (3 comments)

buy: "Halloween 2015" Los Angeles, Southern California & Ventura Events - 10/06/15 04:12 AM

Dear Clients & Friends,
Halloween - Evolving from the ancient Celtic holiday of Samhain, modern Halloween has become less about literal ghosts and ghouls and more about costumes and candy. The Celts used the day to mark the end of the harvest season and the beginning of winter, and also believed that this transition between the seasons was a bridge to the world of the dead.  Over the millennia the holiday transitioned from a somber pagan ritual to a day of merriment, costumes, parades and sweet treats for children and adults.

Dear Clients & Friends,
There couldn't have been better news for the struggling middle class than we heard on Friday.  The Fed has decided to hold interest rates and will not raise them for now.  This is incredible news for those with adjustable interest rates, home owners thinking of selling and of course those sitting on the fence that need an added incentive to get off the fence and purchase a home.

Dani & I have updated the Labor Day Weekend events page, we sure hope you enjoy our efforts.
The local real estate market has benefited from a steady recovery.  This is a market in which prices have stabilized and multiple offers have happened much less than they had in recent years.  Homes sales are up about 20% over 2014 and prices have risen about 10% in the past … (3 comments)

buy: The American Dream is alive and well! - 07/26/15 08:49 AM
Dear Clients & Friends,
Home ownership is back on the top of the list for most Americans when they speak of the American Dream.  This is a positive change considering how taboo it had become just a few years ago.  Home prices in most areas are at or near the value seen in 2008 when the bottom fell out of the the real estate market.  Home prices continued rising for the next two years but sales numbers fell off the table.
Homes are once again selling at pre-recession numbers as consumer confidence has returned and interest rates remain well below normal.  Many fear … (22 comments)

buy: Tribute to American Soldiers this 4th of July - 06/28/15 05:34 AM
Dear Clients, Friends & Fellow Americans,
Independence Day is on the 4th of July.  Tony Lewis is an honorably discharged DAV Vietnam era Veteran.  Service to our nation was required when I was drafted in 1968.  Today the draft and lottery system are long gone.  Our your children, both women and men, need to volunteer in order to defend our nation.  We thank them each individually and collectively.  It is unfortunate that too many of our Soldiers may not be from the most affluent of circumstances and this option is much more inviting than it would be should they have other options.  … (3 comments)

buy: A New Tormorrow is here Today! - 04/25/15 02:28 PM
Stability has returned to the real estate market as homes continue to be listed and sold in a timely manner.  Interest Rates remain extremely low and FHA loans have lowered their PMI.  Stated Income Loans are also back.  There are many home owners that have avoided going into foreclosure as home values are now rising to levels unseen since the collapse in October of 2008.
Keep in mind that approximately 10% of homes will be listed for sale during a hot real estate market and the 7 years in which the market was stagnant and you'll get a good idea of what … (2 comments)

buy: Thinking of Selling or Buying a home? Let's get started! - 03/07/15 12:55 PM
Dear Clients & Friends,

Daylight Savings time has begun and Spring is less than two weeks away. The rather mild Winter has started the home buying and selling season earlier than usual. Homes are selling at a brisk pace, home prices are once again on the rise even as interest rates have continued to fall.
This weeks jobs report was stronger than expected, the unemployment rate fell to 5.5%. You would think this would be great news for the Stock Market. Unfortunately stocks dropped as the strong jobs market may signal the end to the historic low interest rates. … (1 comments)

buy: 2014 has been a disappointment for home sales! - 08/10/14 04:20 AM
2014 has been a disappointing year for homes sales thus far.  The reasons that seem obvious to us include a slower than expect economic recovery, lack of quality jobs, stagnant wages and the enormous rise in prices over the past two years.  Take a look at the sale in Santa Clarita, Valencia, Stevenson Ranch, Saugus, Castaic, Newhall and Canyon Country comparing the time period between January first 2014 until August tenth 2014 as compared to the same time period in 2013

buy: What a difference a year can make! Our changing real estate market. - 06/19/14 12:36 AM
The Santa Clarita Valley encompasses six areas which include the City of Santa Clarita and surrounding unincorporated areas.  These six areas are called Valencia, Stevenson Ranch, Castaic, Saugus, Canyon Country and Newhall.
There are currently 679 active listings in all of the Santa Clarita Valley.  Home prices have risen dramatically in the past two years.  The rising prices have allow many home owners to finally gain equity and thus be able to sell at a profit and move to another home or community.
There were 1502 homes sold in the entire Santa Clarita Valley from May 1 to September 30, 2013.  The inventory … (0 comments)
