North Fulton Homes Sales May.  The following is a custom chart I created to share the most recent North Fulton Homes sales for May 2008 as compared to same period in previous years.  The Chart was very interesting to me, because I found a trend I had not been aware of before.  The North Fulton west side of the 400 also known in our real estate MLS as area 13 actually peaked in sales of units sold in 2003, leveled out then started dropping again last year.  Single Family home sales in Area 13 from the peak in sales in 182 per month in May of 2003 … (0 comments)

Alpharetta real estate market report December 2007. Alpharetta homes sold.  The new statistics have just been released for the city of Alpharetta homes sales this week.   To skip the MLS jargon of the report... I broke down the numbers to just Alpharetta listed as the city as opposed to MLS areas that are harder to understand.  For the Month of November 2007 there were only 117  Single Family Home Sales.  This is very substantial drop in sales activity.  It must also be tempered with the reality of all time highs in inventory of other homes for sale in Alpharetta.

The current Alpharetta real estate market is off in sales almost 50% vs. sales in the same time period in 2005.  Some Alpharetta homes are still selling, but pricing is absolutely critical to the sale.  A home needs to be priced at market with out padding the value by any amount.  That means if you you are in a neighborhood where homes are are worth 250K you need to price it at 250K or a little less to make the sale.  The person listing a home at 275K is dreaming.  This is what we call a "Price driven market!"  Pricing sells … (4 comments)

Alpharetta* home sales continue to slow dramatically. In September of 2007 there were 118 detached homes Alpharetta sold VS 182 last year. That is over a 36% drop in Alpharetta home sales! Average days on market have increased from 71.7 DOM to 98.1 days needed to sell a home.  The average list price for a home in Alpharetta is 430,710 and the average sales price is 417,463 which gives us a list price sales price ratio of 96.9%.  There are currently 1237 Active Alpharetta homes for sale currently listed for sale in Alpharetta.  1227 Properties Found expired homes in Alpharetta for September 2007.

In the North Fulton west-side area of Roswell Alpharetta and newly formed city of Milton there are currently 207 homes for sale in Alpharetta that are priced over $1 Million Dollars.  there are 27 with contracts and that includes pending sales.  That math translates into 206 ACTIVE LISTINGS / 27 CONTRACTS =  7.62962963% chance of a sale if you are priced over 1 Million Dollars.  Most of the sales are new homes.  In March 12007 - April 30, 2007 there were 18 sales.  That translates into about 2 years of inventory.  Many of the homes sold in the higher price ranges are … (0 comments)
