The Atlanta real estate market has been soft for while.  Thank goodness listing inventory is finally moving off its peaks, but it is still very high with over 71931 Active listings in all classes.  Due to sellers being upside down, there is a lot less real inventory than there appears.  Currently, the Atlanta market is off 15% in sales price from last year.  Chronic overbuilding, speculation, e-z credit with no money down, foreclosures, and 10.7% unemployment levels in Metro Atlanta has cooled our market off considerably. Recovery is still a bit down the road.  In spite of this... Many here on Active Rain must have realized that I have not been Blogging much recently.  I have also been taking care of my health...losing weight 30 pounds, and getting in shape.  TI was also busy because I was actually busy closing real estate deals for a change.  We have several more closings on the books which is a great thing in this market.  Our deals these days are mostly buyers that are mostly Internet related deals, and a few from Active Rain!

This year's real estate market may be very different than previous years. Yest Interest rates are very low for 30 year fixed rate mortgages, but it still seems to be a difficult time to sell.  Fewer buyers these days are qualifying for mortgages.  Those that are employed are nervous about the economy, and do not want to part with the larger down-payment.  Buyers are very conscious of the economy and layoff trends.  Many lack of down payment, so they are saving and looking for great deals.

Atlanta real estate market report.  Sold homes in Atlanta: Listings in the Atlanta MLS are at an all time high and not softening.   The current First Multiple Listing Service FMLS is showing 86340 Active homes for sale, and 4336 Sold in October 2007 VS. 6359 sales in October of 2006.  That is a 32% drop in sales. We are at a point that Expired listings, and Withdrawns listings (unsuccessfully sales) are exceeding sales 2 to 1.   The problems is compounded by rising foreclosures are almost twice that of sales.  This is not a good scenario.  Even though Atlanta did not have a major run … (7 comments)

I noticed over the past few days the residential listing inventory in FMLS our primary MLS search for Atlanta Georgia real estate has hit over 74491 Active properties found in all classes.  Single Family Homes - Active - 51830.  That is an all time high in listings.  If you consider the closed month of sales for single family homes was 5047 2/15/2007 - 3/15/2007.  In Condos there were 897 homes sold during this same period. Condos had Active - 10392

I ofter receive calls from brokers wanting a seminar on beefing up the listing presentations.  I always ask them first, "What type of real estate market are you in?  A buyer's market or a seller's market?"  The brokers balk at answering first... and ask why am I asking the question!  The question is vital to agent survival.  In a buyer's market you need BUYERS!  Why?  You'll walk away from the closing table with more money.  A good negotiator will always reap their rewards by taking a full commission, perhaps even an increased commission and a bonus.  Any buyers agent worth their salt … (2 comments)
