The Atlanta real estate market has been soft for while.  Thank goodness listing inventory is finally moving off its peaks, but it is still very high with over 71931 Active listings in all classes.  Due to sellers being upside down, there is a lot less real inventory than there appears.  Currently, the Atlanta market is off 15% in sales price from last year.  Chronic overbuilding, speculation, e-z credit with no money down, foreclosures, and 10.7% unemployment levels in Metro Atlanta has cooled our market off considerably. Recovery is still a bit down the road.  In spite of this... Atlanta Real Estate January 2009. Atlanta FMLS statistics were just released today, and it does not paint a good picture for Atlanta real estate.  I debatedp osting this, but felt it is the right thing to do.  For buyers there are plenty of great opportunities, and for realistic sellers there is hope if your home is priced correctly, has been well maintained, has upgrades, and is in turn key move in condition.

I just took a quick look at the Atlanta real estate market this evening via our primary Atlanta MLS system FMLS and was surprised to see how much inventory we are carrying for this time of year.  Inventory of all MLS listings is stall about 81000 active Atlanta listings in all classes of listings, and about 50,000 single family detached residential.  This has to be an all time high for this time of year.  It appears we have a 6% drop in seasonal inventory - but compared to normal years holiday year end inventory can drop over 35 - 40%.  This is … (0 comments)

I was showing Atlanta homes yesterday, and noticed something very different.  Other Atlanta real estate agents and their buyers were also out there showing homes in Atlanta.  That is a rare event these days, and something that says the market may be turning.  These were not foreclosure homes that persons were vying to see, these were resale homes that were priced at or slightly below market.  On one listing there were 3 other agents, and on another listing we had to wait our turn for about 20 minutes to show a home.

Atlanta real estate listings in our FMLS hit a new record today for Active Listings in our FMLS.  There are now over 90135 Atlanta real estate Active listings.
