The Atlanta real estate market is still moving forward, but we must actually assess what is taking place. Many of us have noticed that some of the real estate news is turning positive in many markets. Slight increases in Atlanta home sales and prices seem to have everyone in a more cheerful mood, but until we get at least 6 months of solid back to back improvements...only then can we quote a trend that we have turned the corner. The Atlanta real estate market has been soft for while. Thank goodness listing inventory is finally moving off its peaks, but it is still very high with over 71931 Active listings in all classes. Due to sellers being upside down, there is a lot less real inventory than there appears. Currently, the Atlanta market is off 15% in sales price from last year. Chronic overbuilding, speculation, e-z credit with no money down, foreclosures, and 10.7% unemployment levels in Metro Atlanta has cooled our market off considerably. Our most recent Metro area Atlanta real estatestatistics were just released by our FMLS on July 21,2009. These statistics are not for the city of Atlanta, but for our Metro Atlanta MLS coverage. There are some interesting trends. I have created a 5 year graph so that you can see what is really at play in our Atlanta real state market for single family Atlanta homes.

There are many agents and brokers that have websites but very few of them actually understand the mechanics of the web. I suppose many think it is just magic, but it doesn't have to be. Like many other agents, they are most probably paying more for the web per month than the we is returning to them in income. Most likely they purchased a website from a company, and never took the time to properly set it up. Perhaps they purchased the web at a seminar or from a meeting held at their brokers office. I received an email last week that I thought was very funny, and I still laugh when I think about it. At the end of the message I received...someone asked me "How are you holding up in Georgia? I hear it is pretty tough there!" My response was "We're doing pretty good, but where did you hear the area was in rough shape? Was it the papers, the news or TV?" Atlanta Real Estate January 2009. Atlanta FMLS statistics were just released today, and it does not paint a good picture for Atlanta real estate. I debatedp osting this, but felt it is the right thing to do. For buyers there are plenty of great opportunities, and for realistic sellers there is hope if your home is priced correctly, has been well maintained, has upgrades, and is in turn key move in condition.

I was speaking to someone today while previewing homes in the Atlanta real estate market. The person I was speaking talked about an agent that they knew was complaining about the tough times. I just took a quick look at the Atlanta real estate market this evening via our primary Atlanta MLS system FMLS and was surprised to see how much inventory we are carrying for this time of year. Inventory of all MLS listings is stall about 81000 active Atlanta listings in all classes of listings, and about 50,000 single family detached residential. This has to be an all time high for this time of year. It appears we have a 6% drop in seasonal inventory - but compared to normal years holiday year end inventory can drop over 35 - 40%. Everyday I get calls from part time agents that are getting ready to out and show their clients homes that they found on my website Atlanta Best Homes. They usually call before 8 AM, around lunch time, and at dinner time. They are working another job full time, and expect someone else to help them in real estate. They need to hold that thought and discuss that with their broker. I noticed in the last few weeks Internet leads in real estate in several markets has slowed to a crawl. Actually it seems like it has died! I was wondering if the market is spooked, no pun intended for the upcoming Halloween! Each time the government announced a bailout, a bank failure or the "Fannie Mae and Freddie Mac Fix"....buyers became more scarce. I really think Congress has spooked the market along wiht the media in recent months. I know it isn't just me. I was showing Atlanta homes yesterday, and noticed something very different. Other Atlanta real estate agents and their buyers were also out there showing homes in Atlanta. That is a rare event these days, and something that says the market may be turning. These were not foreclosure homes that persons were vying to see, these were resale homes that were priced at or slightly below market. On one listing there were 3 other agents, and on another listing we had to wait our turn for about 20 minutes to show a home.

Selling an Atlanta home? It's a good thing if you know what you are doing, and setting the right listing price is the first place to start. Recently in the Atlanta I've noticed listings that just sold within the last year for lets say 250K. The very same Atlanta home is now listed for sale at 475K. What? Yes, you heard it right! Atlanta real estate listings in our FMLS hit a new record today for Active Listings in our FMLS. There are now over 90135 Atlanta real estate Active listings. This is due to lower sales, and foreclosures, and higher homes inventory. Even though this listing number will fluctuate, it defines a trend of too oversupply and waing demand. With rising Interest rates, and high gas prices buyers are now in scarce supply, and they are not qualifying to obtain a mortgage. I am sure glad I made the switch to Internet marketing over 10 years ago, and decided this was the model I wanted to conduct my real estate business. I was sick of advertising, designing marketing materials that had limited returns, classified ads that did not work, exorbitant color magazine ads with limited shelf life, printing costs, photography costs, labels, flyers, paper, postage, and the rejection in cold calling, and most of all the expense. Buying a home in Atlanta? We occasionally get calls from our Atlanta real estate website for folks that just want more information, but do not want to work with an Atlanta real estateagent. They want to go directly to the seller and negotiate a deal with the listing agent. There is a problem with that. The listing agent is under contract with the seller only to represent the sellers best interests! When you try to explain buyers agency to them, the buyers will ask "Why Would I need a Buyers Agent?" In the years I've been selling Atlanta real estate there is normally a pause in home sales in April. This year has been beyond sluggish! Atlanta homesales are way off their norms!
