I was asked my thoughts today on the 'New Mortgage relief plan.' Is it a real fix or or just some temporary relief?  First of all I know for many homeowners that are up against mortgage payments they cannot make, and home values that are declining that this may very welcomed news.  It will allow them to come up for air and alleviate the drowning feeling they have for being under water in their home equity.  That is a good thing.

We are getting more and more calls in the Atlanta real estate market to assist home sellers that do not have equity.  Sometimes the terms the use are "pre-foreclosure" "foreclosure" "Short sales" but the reality is those terms are very specific!  There could be many reasons for being in this postition.  The Atlanta home owner may have purchased a home with no money down, or be in a loan that is adjusting from a teaser rate to a much higher monthly payment!  They may not have fallen behind on the payments, but homeownership has become a major financial burden.  They may have purchased the … (2 comments)

Equity is the most important thing a home buyer or seller can have. Equity is basically your interests in a property after your obligations are deducted.  If you purchased a $100,000 home with 20% down that means your equity is $20,000 dollars.  It is a sad commentary in this current real estate market that most agents and home owners do not heed this!

Real estate has changed a lot in the last few years.  Normally we'd go on a listing appointment for a family that lived in a home for over 7 years, and there was never a problems selling it, and the seller walking away with the equity.  That was a few years ago.  Normally, equity takes a little time to accumulate, and it isn't instantanious!  Purchasinga home is not a liquid investment like investing in stocks, or money market.  It is harder to pull the money out.
