Bob - WOW - it appears to me that you are running out of inventory - more pendings than homes on the market!  It may be time to get the listing inventory expanded.  To me, this looks like a great thing and that buyers should be prepared to buy when they see a home that works for them.  Good luck.

Barbara, you are so right on all accounts. Our inventory isthe lowest I've see it and it's been this way for months. It's amazing in a town of 40,000. I'm hoping that when school lets out we will see many more listings. Things being what they are you would be surprised how many Buyers want to put in low ball offers. Then they get upset when no counter comes back and the house is sold the same day... dah.

In your market low-balling may not be anything but a waste of time from the sounds of it.  We are also hurting for inventory but not near as bad as your local market

It's a crazy market Bob J. If it's priced right and it's under $150,000 you can bet it will sell the same day.

Elizabeth, I'm sure hoping that the end of the school year brings some new listing. With just the buyers little ol me has I could sell a dozen of those homes under $150,000.

Elizabeth, I'm not sure if you mean downsizing our inventory of homes or downsizing the home behind me in the picture. I'm still trying to figure out how to use thatr picture in my advertising with the caption "Bob is BIG in Real Estate".

Lauren, I am amazed at the number of active duty Air Force members retire here when they can. North Dakota is NOT know for it's ethnic diversity but I believe Minot has more diversity then any other ND City thanks to the Air Force Base.
