The Austin TX real estate market is a really good market right now. It's not like much of the country where prices are down and slow to sell. If you're in a popular place in Austin TX, houses are selling fast, for good prices, and many times houses have multiple offers.

austin tx home buyers sitting on the fenceThere are times when buyers can take all the information I give them about a property and still make the uneducated offer to the sellers. Those offers don't typically fly.  What do I mean by an "uneducated offer"?  I mean, say a house is listed at $300,000 and when I run comparable sales data, the sales history shows that the $300k price is a good price for this house in this neighborhood, yet the buyer is adamant about making an offer at $250,000. 

Yes, I understand all buyers want the best price when buying a house, but coming in at a price such as above makes you look like you're not educated about the market, and that means it looks like I haven't educated you about the market. 

It also makes me question whether or not you really want to buy a house...

Say the negotiations don't go anywhere on that house, and you write another offer on another property, and then another property... do you see your pattern?  If all you're trying to do is write offers that offend sellers, you're doing a good job. If you're actually trying to buy a house, as Dr. Phil would say,
"How's that workin' for ya?!"


You're a fence sitter. You think you want to buy a house, but you really don't.  You think you are educated about the market, but you're actually not paying attention.  If you truly want to buy a house, you would let my helpful information help you buy that house you want. If you don't allow my information to help you, you're going to sit on that fence for months to come, and you'll continue to write offers, but not execute any contracts.

Get serious with your offers in the Austin TX market as sellers aren't rolling over to give their houses away!!

I used to agree to give buyers a "one low-ball offer" pass thinking it would give them a reality check.  It rarely worked out in a contract and usually meant wasted time for all involved.

I have to say that nothing annoys me more than to get one of these buyers. I do a lot of work to educate them, we find a great home and then BAM, they lowball. Ugh

Karen, I know!! I have a buyer who lost a house a few months ago, and still talks about how she wants it.

Donna, I see the same trend. In my experience buyers with that mindset need to lose one before they truly get it. The pain of that experience helps them change their perspective.

I've been known to use Dr. Phil's famous line myself here and there. We all get those buyers. They're not motivated - pure and simple.
