When Comparing closed listings from February 2011 (3 units) vs. February 2012 (2 units), number of sales are down. The number of Pending Sales has increased 200%, year over year comparison. There are still a great number of listings currently available to choose from, but that number has dropped 12.5% over the previous year... leaving Pine Knoll Shores with 119 properties currently available on the market. Number of sales are up year to date, inventory is down and prices seem to be stabilizing.
The average sales price in February 2012 was $198,000 (down .98% from 2011), and the average List Price in February 2012, was $498,748 (down 10.13% from 2011).
Now IS a great time to buy property in Pine Knoll Shores, North Carolina... With so many wonderful properties still available and prices still low, not to mention LOW Interest Rates!
