This is the kind of Realtor everyone should try to emulate.  You did what was necessary, did not get angry with the other agent or his clients, and focused on what you needed to do, the amount of time needed, and completed the work.  Wow!  Good for you.  I hope loads of people read this blog.  It is well written and there is a message for all of Realtors.

As with any spring weekend it was filled with showings. However upon showing a Buyer and their agent a home. I ran into an agent that thought they were bigger, badder and better than anyone else. They did not have anything good to say about anything or anyone. This agent had the nerve to say in front of the buyer that "they are glad i spend so much time blogging because the clients I am losing by not spending time on Real Estate they are enjoying. It was not worth one breath to tell them how effective blogging is in reaching potential clients, while providing all people with tips and advice regarding Real Estate topics. After the showing I stopped for an ice cream, who was in line in front of me but the buyer, their agent no where around thankfully or i would have had to hear how bad that ice cream is. They apologized over and over. They said they saw their flashy ads and thought the bigger was better. They told me they had seen my blog in nearly every search they completed for the area. They said the enjoyed it. They asked if I would write about them? They then told me that I had sold one of their friends homes. They said they heard that it was the worst sales in the world. I started to slouch when they said "I must have the most patience in the world as the seller had said that if they had any other listing agent, this sale would have died, they would have lost their home and never been able to buy a new home. I pepped up quickly with pride.

This morning as I do every day I checked my voice mail, returned calls and emails from last night and logged on to this site. I always check my favorite bloggers first. I read about Creative Solutions that saved the deal. I was ready to report some more details about my showing which will have to wait as I was inspired to tell you about selling that listing.

This couple had it listed with a big name national company for 6 months. They said they never saw the agent again after listing and said they only heard from them when it was time to be asked to lower their price. 

They called me as I had sold their neighbors home. I completed a BPO to let them know what the house was worth in todays market. There was no problem with the price, it was well below market value. They hired me to sell their home after hearing my marketing plan. Within 1 week i had a half dozen showings and 3 offers. They were more than happy. All offers had the buyer getting FHA financing which I told them would require some work to pass the FHA appraiser. They did not have much money but did have enough to get the work done. The appraisal was completed and sure enough the items I warned them about needed to be repaired.

 Despite my warning to not let anyone in the house without me, they let the buyer agent and the buyer in when they just "stopped by". The buyer Agent told them about a contractor who could do the work for x amount. The seller used the last of their money to pay this guy to do it. What got done was done poorly and many items did not even get done. The seller was facing down a foreclosure auction which the bank would not postpone despite the pending sale. The seller moved out. The buyer had their belongs in a moving truck and demanded to move in which I would not let them until a closing. After a week of the buyer agents promises to correct their mis-doings not getting done, we had 1 day to auction. I spoke with the buyers bank direct, they said if the work was done by 10am and the appraiser gave a report that it was done, they could close by 3pm and fund it which would pay off the bank canceling the foreclosure and making this sale work.

Changing my clothes and grabbing my tool bin i headed to the house. Made a list, went to Home Depot for supplies and headed back. Within 4 hours there was a new screen in the storm door, the peeling paint on the front of the house scraped and painted, the toilet that would not stop running had a new flapper, the kitchen faucet tightened to stop dripping, the bedroom door was back on its hinges and the hole in the sheetrock was patched, dried with a hair dryer and primed. The hand rails were back up and the smoke detectors all worked. The appraiser got their early, left and said they would be back in an hour. With an Iced Coffee in their hand for me they said "WOW". For a mere $148.62 in parts and 4 hours of work the contractor took $1750 for, it was done. The appraiser passed it. The bank approved it. The closing company closed it. The buyer who stood watching me for 3 of those 4 hours who did nothing to help was pleased. The seller was amazed and thankfull saving them from foreclosure. The buyers agent could not believe i would dirty my hands, litterly through $75 at me said we were even.

We are far from even, I do what is right, I do what is ethical, I do what it takes to make things right and I do what it takes to get my sales closed. I wont begin to start how many things the buyer agent did wrong.

Home Sellers and buyers have a choice, making the right one makes all the difference in the workd. By having a Local agent who works full time, offers full service and knows yoru market, you can get the advanatge of being properly priced, properly marketed and with me, the desire to get your home sold quickly and the best obtainable price.
