One of the most frequently asked questions is "What is the best way to go about buying a home?" Whether you are a first time buyer, moving to a bigger home or even a smaller home here in New Hampshire, these steps can help make your buying process be less stressfull. As a Leading Agent here in the Manchester NH area I strive to make the Buying process a wonderful experience for my clients by working with them through ALL steps of the buying process.

The THIRD STEP in the BUYING PROCESS is STARTING YOUR SEARCH: After you have found a full time local agent to work with, you got pre-qualified and now you have the price range you should be looking in. You should by now have decided what town/city you are interested in and what neighbohoods you like or do not like.

a. Prepare a list of the towns/cities you like.
b. Prepare a list of any specific neighborhoods you want to move to.
c. Furnish your agent with a list of what condition you would like the house such as in new, good, average condition or can need work etc.
d. Furnish your agent any must have features such as a garage.

Once you get a list of the homes that meet your criteria, my suggestion is to drive by them before you go inside. Narrow down the list to go inside only the homes that meet your needs.

My best tip is to act quickly when needed, area's such as Manchester are experiencing a decrease in listings and an increase of sales. Homes coming on the market are often out under contract very quickly.

Scott, I would love for my buyers to bring me a list of their housing desires.  They often have an idea of what they want, but with a few showings they are all over the map.  If they took your advice and thought it through enough to write it down we'd be done in 48 hours.  Good stuff.

This is a nice series Scott. I have to say that it's a unique approach. I would think people are either moving to a city for a job, to be near family, etc. which would dictate the city. I suppose in communities with lots of small town clusters that would make sense.

My approach usually goes like this....

1.  Do you want to live near your work? Or are there other determing factors such as schools? 

2.  How much of a payment/price are you comfortable?

3.  Do you like newer homes or older homes? Are you a DIY person?

4.  Of the 3, what means the most to you:  environment, saving on utilities, or managing health?

5. Last, but still very important.... the traditional - bedrooms, bathrooms, other living spaces, etc.

I think each market is unique and having been to New England a couple of times, Maine even, I can see how there may be other questions.  Good stuff for your buyers to consider for sure.

Cathy here in Nh we do not have the large cities such as Boston, San Antonio, Dallas. Manchester is 120,000 people but within 15 minutes driving I can be in one of 9 different towns each with their own pros, cons and character. Drive 30 minutes and the amount of towns doubles to near triples.
