Last night we received an email from a buyer prospect.  They're flexible, know about where they want to be, about what they want to get.  They responded to our first email back to them (always a good sign).  We'll continue working with them to make sure financially they're good to go and that we match them up with the right home.

And of course one of the things we always want to know is how they found us?  Referral, mailer, etc.?  And usually they'll respond on the Internet.  Now of course that leaves it wide open.  What Google terms, which website, we'll almost always never know EXACTLY how it happened. 

But last night's lead was an exception.  And no, they didn't say they found us on our blog, or mention Active Rain, but their answer made it clear.  They searched for foreclosures in our area.  The only place we put out content on area foreclosures is a monthly post we include as part of our Active Rain market reports.  It's detailed, includes a link to search for homes and a "contact us for latest information".  (And they did!)

And it's not because we're Google page 1, spot 1.  No, we're almost at the bottom of page 2.  But when you check the search results, it's all corporate sponsored.  Realtytrac, Homes, RE/MAX, etc.  Not a real human with DETAILED LOCAL CONTENT AND ANALYSIS on the other side of that click.

That detail and analysis is why we got the contact.  It's the Holy Grail of the real estate consumer.  Specific, usable information that gives them the answers to the questions they have.  Realtor.com, Zillow, Trulia, etc., might provide information, but they don't provide the 2nd half of the deal.  WHAT DOES IT MEAN??

This is where all of us as bloggers and agents have the chance to shine and make our phone ring.  We may write about lots of other things that don't make the phone ring, but it's the usable, specific local home data and market information that has caused every real estate related contact we've had that is directly attributable to our two years of blogging.  Community posts about our niche, market reports, general community posts, THOSE are what gets us legitimate buyer and seller calls.  From there it's our job to convert them to actual clients.

So keep filling your blog with what the consumers want and make your phone ring!  And be patient, it's the rare blogger that is going to get that call in the first few weeks!

I think the more you blog and the more you blog about specifically what they are searching for, the better off you are.  I would think that posts about market reports and specific types of homes (e.g. your patio homes, Anita's 3+ car garages, etc), the more you will get the targeted buyer.  I'm finding on my wordpress blog, that my longer tail searches/questions are the ones getting the most hits.  I often use the q's that people ask me during appts to create these.  But, a couple of weeks ago, I went to wiki.answers and used a few of those q's and they really seem to be working, too.

People are often googling questions.  So, if you think like your target, you are more likely to have them find you.

Debbie, I was just cruising through the Google Analytics search terms that have led to our blogs.  The keywords are often scattered and presented 45 different ways, but certain themes recur that tell us what the consumers are looking for.  Our job is to continue to seed our blog with those search answers and then work it from there.  There's certainly a critical mass of posts to reach and then start to own a niche.

Dorie, I was wondering why we started getting comments on this one again :)  Thanks!

It is good to know how we get found because it can help us focus our efforts, but that information can get a little sketchy when we try to nail it down. Sometimes it's good to have a little Sherlock Holmes in you.  :)

Very good point ... when all of the top-of-fold Google results are large aggregators like Zillow and Trulia, it makes sense that users will scroll down looking for a more personal "link". Good call!

It's so true!  I get calls from folks who don't know where they read my writings, but from reading what I have posted on line they feel they want to do business with me.  Most iwl say they don't know what Active Rain is ("never heard of it") but when they mention what they read, it is from my AR blog.  Good ol' google tosses them over here from various search terms and they apparently like what they read.

Glad to hear this. When I do a pretend google search, I have been dismayed that all the "big guys" now come up first on the first page. It is so great to hear that they went to page two, which I have heard is not typical.

Sandy, Perhaps these folks were an exception, but I suspect not.  People want personalized data review, and the big boys aren't giving them that.
