Sandwich’s Residential listing data reflects an increase in market inventory by 41.66% when compared with last year.  304820_2352576791540_89815210_nCurrently there are twenty-three residential homes available for purchase; five offer waterfront and/or water access; zero condominium units and one commercial property.  Values are showing signs of improvement by a measured increase of 51% over last year’s averages…total sales are up along with average sales value.  It’s refreshing to note positive indicators paving the way towards a stronger market.

Market Absorption: 2012’s inventory, activity and trending would indicate a twelve month plus time frame for the market to absorb the current supply of active listings.

  • 51 New Listings…an increase of 41.66%
  • 19 Pending Sales…up 58.33% or seven dwellings
  • 21 Residential Homes resulted in a successful close…up 40% or six sales
  • Average Price Sold Homes…$447,990., up 51.65%
  • Average DOM (Days on the Market) 167…down 15.29% or 30 days
  • Lowest Sales Price…13 Maple Ridge Road, Sandwich $65,000 | Distressed residence on 1 acre (valued for land alone)
  • Highest Sales Price…97 Jimmy Point Road, Sandwich $1,680,000 | 17 acres w/800’ of water frontage on Squam Lake

Sandwich’s Vacant Land listing data reflects small increase in market inventory by one unit.  There are currently sixteen vacant land parcels available for purchase in Sandwich.  Year-end sales volume report is down by 33% over last year…pending sales are up by 25%.
