Love at First 'Site'

By
Real Estate Agent with Savvy + Company Real Estate NC: 277197

We all seem to think it can never happen to us. We’ve convinced ourselves, even. We labor under the belief that it’s simply impossible to find ‘The One’ without ever even trying. But we, the educated, the cynical, and the determined homebuyers of today … we are ohhhhh so wrong…

Is it really possible to walk into the very first home we see and fall head over heels in love? To throw out all of our inhibitions, write up an offer and take the big plunge? Could this really be it? Are we crazy??

Maybe.

An entire TV industry has succeeded in convincing us that we must traipse through mud, sweat and tears before we have a even hope of landing a great property. So we saddle up and research the internet, create profiles on Trulia and Zillow, read blogs, and take copious notes. We compare schools, neighborhoods and analyze market reports. We see dozens of homes ‘just to be sure’. Otherwise, how can we really know for sure?

This is the part where I remind all of the ‘WE’s’ brave enough to have read this far of the value of aligning with a terrific Realtor®! We see dozens of properties every week (if not more!), so we know a great one when we see it. We really do! Believe it or not, we actually listen to you. But even more… we read your mind and ‘feel’ what you love even before you figure out what that might actually be. A true Realtor isn’t a salesman at all. We’re fishwives, geniuses at matching our Buyers with their perfect Dream Home. Even if it’s the first place you see. But isn’t that a bit crazy, you ask?

Maybe not!

Over the past few months, I’ve closed a handful of sales that have played out just this way. One and done! And we were right on the money too. In our current Charlotte market, great homes are scarce, and acting decisively is crucial. Bidding wars are back in play. The winners are those that trust their hearts and their Realtors®

 Home Buyer Love Potion

It gets me thinking… maybe I should tinker a bit and create a special ‘Home Buyer Love Potion’ to serve up to my new clients. Something sweet and bracing to enjoy as we go adventuring through our first home tour. They’ll get all dreamy and starry-eyed and compliant. Back they will travel to a time when they revisit the world through the lens of their childhood innocence, losing their inhibitions and suspicions. They will know ‘house love’ the moment they open the door. And if they don’t… perhaps I’ll pour myself a drink!

I find that the more experienced the agent, the less homes get shown because the buyers are further down the funnel before they go out shopping.

Cute post. Since you pointed out they are more educated, that might actually help. I was showing a couple of weeks ago and this happened, but they insisted on looking at more anyway. Used to be they needed us for the weeding out, and they still do, but now they can get the feel before they ever talk to an agent.

Jennifer, I had a buyer who was having me show her all kinds of things. We had spoken in great detail about what she wanted and nothing she chose to see worked. A new listing came on the market. I told her it was perfect. Exactly what she was looking for but we'd have to act quickly. She reluctantly agreed. She absolutely fell in love and now lives in that house. It seems risky but if buyers can put their trust in our abilities, they'll reap the reward of owning the home of their dreams.

Like the waitress that hands you the plastic coated menu, sometimes you have to smile. Close it up and hand it back. "What do you suggest.. what is good, what do you like at this greasy spoon?" There is a connection, a partnership and listening very well, taking incredible mental notes is key to the matchmkaing. It fits, sells itself when the fit is glass slipper 6 quad A or whatever size loafer.

Fun post, happened once to me, not quite the first home, but the second, had to cancel all the other appointments on the tour and go write it up.

Fun and creative post. With limited inventory, buyers are wise to leave the love potion mix to us and take a sip when called upon to tour their dream blind date. Afterall, we do wear the matchmaker hat

Happy to see you here, Jennifer! It's been a while. Fun read. I've been so lucky in my life. All 3 homes I have purchased essentially showed up and it was "YES!" this one!

We know when we find the right home, whether it's the first one we see or the twentieth.  In my present home, I knew the instant I walked in the door ... and it happened to be the first in my official search!

Nice work!  I'm thrilled if "the one" is uncovered before we hit 10 showings or 10 weeks, and yes, I've had one client who looked off and on for 10 years. Finally, sold them a house and next year I will sell it again when they retire.  Fast is good, but slow works too.

Sis said it well.  MWA!

I would have thought you would be more apt to believe finding 'The One' wouldn't be as difficult as advertised;)

That written, it is also probably a combination of having the best Agent you can and a bit of luck on one's side.  For your clients, they certainly have the former.

I have only had this happen once in 17 years.  The buyers then got nervous.. decided to look at more properties.. and they property they fell in love with at first site went under agreement.  They became frustated and never bought a home.

I've had a few "one day and done", but "one", I don't think I've had that in a long long time.

Smart buyers if they understand themselves and the Charlotte market to understand they are good to go.

I've not experienced a buyer with love at first sight.  It's important to view a few properties with a Realtor to understand the local market before taking the plunge.

It is great when the market is hot and fast. Here, in LA, we don't see it anymore.  Sale dropped. Even well priced houses are sitting longer on the market. Buyers take time, think longer, visit the house again and again before finally writing an offer.

Thank you all for the many wonderful comments! I love hearing how things differ in various areas in the country, as well as the experiences and perspectives of other brokers. I'm an instinct driven person and find that when I listen to my inner voice, it results in genuine happiness. I like my buyers to tap into that as well.

Note to Chris Griffith.... What was I thinking with the Love potion idea, when I could simply rely on my snake charmer routine - wink wink! :-)
