Confused, not sure which way to go?
I totally understand, many of our clients feel this way when they first come to us looking to buy a home on Philadelphia's Main Line for a variety of reasons.
They are relocating from a city where prices frankly are not as high on the Main Line. When we first talk about wants and needs and they tell us their price range we have to educate them that this is a different ballpark, and prices here are not at AAA price points but at major league prices. It sometimes takes a little while, but we eventually work out the benefits of going further outside of Philadelphia to get more house and land with a lower price or giving up some of the wants and possibly needs to have a location closer in to the city of Philadelphia perhaps. It may be these are first time buyers who don't understand the home buying process at all and need someone to educate, advise and guide them through so they don't get overwhelmed by everything and who makes sure they and their finances are protected throughout the transaction.
Secondly, mortgages are confusing, and if they are young and first time buyers this will be their first encounter with the mortgage industry, perhaps the last home they purchased was a long time ago and rules and regulations have changed. This is why we work closely with a few local lenders who understand our clients needs and can explain the process and will stay in touch with the client and ourselves so we know what is happening in relation to the loan and the underwriting and if there are any issues which need addressing. Our clients often consult with us asking for advice during the home buying process about all sorts of things from lenders to contractors and everyone in between.
