Let's Go, I Don't Like This Place

 

I really enjoy working with decisive buyers.

 

Is this the right home for you or not? How quickly can you decide?You know, those who know pretty quickly whether a home is right or not for their needs. You walk in, they look for a couple of minutes, and before long they know it's not right and they are ready to leave.

 

Sometimes buyers are apologetic about this approach.

 

The home was not right and they were ready to move on but they feel badly that we ended up there.

 

I have no issue with that at all.

 

I'd rather know so no one wastes time and we don't dilly dally over a home that simply is not going to work no matter what.

 

If you know the home is not right, why spend more time there trying to make it work? Next!

I couldn't agree more, Jeff.  Those folks that say a home won't work for them and then stay for an hour going through it are the ones that frustrate me.

Jeff, I find that you let them do a  DRIVE-BY first. This eliminates a lot of "don't likes" from the get -go.

But if you walk in the front door and they don't like it, it is time to go.

William Feela  - me as well. And then they sometimes ask if that's OK to not go in, and pf course it is. I normally leave my card, and let the agent know. Don't want them thinking we didn't show

Same here. It's better to just move on, unless they are actually being too hasty in their thinking and the house could work. Sometimes the decor or the clutter is a turnoff but once they look beyond it actually can be the right home, but that doesn't seem to happen very often

It can be a waste of time but better to move on to a possible that to waste time there.  It is always worse when it was a house that the buyer insisted they needed to see.

Can you imagine the time that would be saved if all home buyers would simply give us the same information. 

Before any tour, I advise buyers, "If we get to a home you really dislike, just tell me and we'll move on."

It works.

And you can often tell by their actions, body language or conversation. I woudl rather they just speak up and let me know it's not right. I do try to always tell buyers that this is OK to do and they should not feel guilty about it

Ha ha, so true. I think it has to do with not wanting to rush things or be impulsive. And some people are much more decisive than others

I remember this happening several times when I was looking to buy my own home.  Walk through the front door, and a quick "Nope!" and we were gone.  Often, listing agents had photos done that were really TOO good, and the reality was a disappointment.

Drive-bys are a good thing, most of the time. But I have seem some nice homes with great curb appeal, and an area the buyers like, and you walk in the door and the jaw drops.

Well it's usually pretty easy to tell if it's going to work or not pretty quickly. We have tended to be pretty decisive ourselves. Some buyers seem to have a harder time deciding, or there may be major differences in what they each like

This post also shows the value of previewing by the agent prior to taking the buyer.  Generally, a verbal review of homes with serious defects will save a few visits too.

I love people like that.  Clear & to the point. It won't hurt my feelings if we walk out.  (I will be more discrete if the sellers are still there).

And yes, Lenn Harley 's point of previewing is quite valid.
