Will I Have Your Undivided Attention?

 

When answering the phone...this was the question:

''Will I have your undivided attention IF I list my house with you?''

 

Undivided Attention

The caller was a frustrated seller who was not able to reach his agent. Instead he received a text to contact "my" assistant. It is a really big listing agent with a really big team. 

Just recently I had written about this very thing.

The caller asked how big my team was, how many listings I carry, where I advertise and how easy am I to reach.  I suggested he try calling me a few times during the week just to see.

 I really do answer my phone.

He was promised the "sun, moon and the stars" by his agent and did not want a repeat.

I answered his questions and did not ask where his house was.

 He told  me, when his listing expires, he would like to talk with me.  

My wish to him was that his home would be sold prior to the expiration.

And that's how I answered:

That would be one smart seller to choose Margaret Rome, Baltimore Maryland  as his listing agent.  You are one of the hardest working people in the business.  Since I am part of a team (with my brother) I think it is important for folks to understand how we work. I never want anyone to feel that they are not a priority, for us it's easier to have two of us to handle the workload.  For you, you work like 3 or 4 people and squeeze more into 24 hours than almost anyone I know! Communication is key!

Hi Margaret Rome, Baltimore Maryland , If sellers knew who did what in these high production teams before they listed, I think their volume would seriously drop. Your point is quite valid and like you, I always answer my own phone ( with a few human exceptions).

I know that most real estate agents, in fact most people, don't answer their phones very much anymore. I'm lucky to get 10-15% pick up the phone. That being said, people expect ot leave messages but also expect to get called back. As you have pointed out bigger is always better. And people really do care how you make them feel.

We see a lot of that down here as well. Large teams generally refer to the 'assistant' and clients are not pleased about that kind of service.

It always amazes me the lack of attention to clients I see from some big names with large teams. I closed on a home in June and talked to the listing agent twice (by email) from the time I submitted the offer, through inspections and negotiating repairs, through an appraisal that came in low and up to closing. I got shuffled between 3 team members and they always had difficulty talking with the sellers (not a wonder I know they had trouble answering my questions and negotiations). Personal service always is more satisfying and will bring good solid referrals!

I give my listings tht kind of attention, that's why I limit it to 10 at a time. Right now I don't have 10 because they keep getting sold!
