It is still not settled even in today's climate of buying and selling this title post question of mine. I still get inquires from buyer agents and principals who just haven't tamed or answered this vital question. The right answer makes you a player and the lack of one a dreamer and a waster of time

ARE YOU QUALIFIED

I ran into an agent or two the other day that when I asked if their buyer was qualified, they hesitated and stuttered. Without answering they answered. The whole conversation went another way after that. I have had principals and even investors come my way thinking that they can maneuver past this question no problem

ANSWERS ABOUND BUT THERE IS ONLY ONE GOOD ONE

My question to a buyer agent of..."how do you know they can perform" solicits different responses. I still have agents and principals who get offended and argumentative even arrogant. Here are some agent responses:

1. I know these people for years

 2. The guy told me he can

3. They have millions

4.. I have worked with them before etc..

INVESTORS AND PRINCIPALS...responses

1. I do this all the time.

2. I just closed several homes

3. We will get to that, I just want to see the home

4. Don't worry, I have the money

The point is that sellers and listing agents have to KNOW for a fact not just to save time, but to represent to banks or sellers that as a listing agent, I have determined these people qualify. In today's fast moving world of buying and selling, proof of performance is still Real Estate 101

Being qualified saves everyone time and money in my opinion.

 Had one to refuse to qualify just a couple months ago.  Assured me they were serious lookers.  Had prestigious jobs etc.  But would not qualify until they sold their home. (from out of state) Wanted to look at 20 homes in 3 very different areas.

Someone else took on these people.

If people are for real they will be willing to go through the process to be qualified. If they kick and fight, often it is ego and a power struggle, but it also may very well be they don't qualify.

In this day and age, it's unimaginable that there are still those that think they don't need to be pre-approved/qualified ... or have their clients do so, Richie Alan Naggar.  

As far as agents go, I so appreciate the professional that understands the importance of this step ... and then follow-up with me, as their LO, to have a conversation regarding the positives ... and challenges .. that may exist with their client heading forward.  When we're all on the same page and working together, success is so much easier to achieve ...
