This is a real estate market activity report for the The Gardens on Hill condominium complex in Pasadena zip code 91106. In this report I will share information regarding activity so far in 2017 with a recap of closed sales for the previous five years. The statistical information in this report has been gathered from our local multiple listing service(mls) and may not include all transactions in the complex.
Located just a few blocks north of Pasadena City College(PCC) at 333 North Hill Avenue, the Gardens on Hill is a 34 unit complex built in 2007. The complex features single level condos ranging in size from studios to three bedroom floor plans with approximate square feet ranging from 433 to 1449.
The entrance to the four story building is quite impressive and leads to a beautifully landscaped central courtyard area with waterscape features. The
units themselves have high ceilings, fireplaces, in-unit laundry connections, balconies and quality appointments. Parking is subterranean and there is resident storage as well as indoor guest parking available. There is also one office space as part of the development.
The location is very convenient and close to many schools of higher learning. In addition to PCC, the complex is close to California Institute of Technology(Caltech) and Fuller School of Theology. The Art Center College of Design, while not in the neighborhood is a relatively easy commute. Recently, Kaiser Permanente has announced they are planning to open a medical school in the city.
Shopping and dining options are numerous from the Old Pasadena District on the west side of the city to the Hastings Ranch neighborhood on the east. Transportation is easily accessible with the Foothill(210)Freeway just north of the complex. Gardens on Hill is located about midway between the Lake and Allen avenue stations of the Gold Line light rail system.
There are currently no condos available for sale at Gardens on Hill, none in escrow and there have been no mls-reported closed sales so far in 2017.
In 2016, there were six closed sales reported ranging from $295,000(a studio) to $640,000(a three bedroom). The average price was $473,750(median sales price $447,250). All but one sold at or above last list price for an average 100.85%. The price per square foot ranged from $441.68 to $681.29 for an average of $530.37 for the year.
Prior to 2016, the most recent mls-referenced sale in the complex was in 2013. This was a short sale that went into escrow in late 2012 and closed in July, 2013. It was a two bedroom, two bath unit with approximately 1020 square feet which closed for $360,000(list price $369,000).
In full year 2012, there were two closed transactions recorded. Both were two bedrooms. One was a short sale which sold for $395,000 and the other a standard sale that sold for $400,000.
Earlier in this report, I made a point to show the range in the sold price per square foot in 2016. Numbers must be viewed in context. When there are sales of units in a variety of sizes, the averages can be skewed so it’s important to look beyond the numbers.
While this is a relatively newer complex and the condition of the units is generally good, the location within the complex, emotional appeal and timing need to be considered.
