In this episode of the Mail-Right RE Agent Podcast Show #099, we have a fantastic chat with San Diego Surfer, Contractor, Real Estate Broker and Investor John DL Arendsen. John owns and operates: On The Level General Contractors, TAG Real Estate Sales and Investments and is affiliated with Crest Homes Factory Built Housing Developer and now AVAVA Britespace… Wheeew! That’s a lot of businesses, but, it lends to John’s expertise on this show’s topic of conversation; ADU’s or Accessory Dwelling Units and he also shares some insights on the “bad press” manufacture and modular homes have had in the past.

Accessory Dwelling Units, which are essentially secondary independent housing units installed as Detached, Attached, or built as Junior ADU’s onsite on vacant lots or right in your backyard! They are subject to local or state codes, but essentially are separate dwellings, studios, offices, garage, etc. – kits you have assembled in your backyard and connected to existing utilities. They can be used as in-law units or “Granny-Flats” or even as income property pending the local legislation that governs your city.

 

ADU’s improve the quality of life, affordability of current homes and reduce our negative impact on the environment. How you ask?Here’s a few of the possibilities: Your aging parents can live independently, privately but right in your backyard for ease of care.


You can have income property to help pay down your own mortgage, making neighborhoods once out of reach, possible.

 

Service Industry & Public Works employees have potential places to live affordably within the higher end neighborhoods they work in.
People living closer to work lightens the traffic and environmental impact of cars on the road, fuel, etc.


Adding inventory to your market that has been in low supply since the 1980’s

Not sure I agree with this guy.  A temporary fix that will not stand up in time.  Many of this type of housing won't stand up to the weather conditions and are made fast with inferiour products.   MY EXPERIENCE!

Luckily I've had experience with earlier versions of these and they performed well. But, we have much better weather here and much higher prices and demand than other areas of the USA, so ADU's seem to be a great solution until technology offers something else. The ADU's from AVAVA seem to be high quality eco-friendly units. We'll know soon, they are coming to Cali

Thanks for allowing me to offer up some viable alternatives to gaining a little on our local housing shortage Thomas J. Nelson, Realtor, CRS While it's not the ultimate answer or solution by any means it is a start.

Naturally it will take much more than building and installing ADU's in the backyards of property owners to come anywhere near fixing this soon to be crisis in Cali. We will still need other alternatives i.e. affordable apartments, condo & townhouse communities, mixed use projects and developmental allocation ratios, etc.

However, the whole idea behind ADU development is to maintain the local theme of the community so we don't have to see large midrise developments popping up all over the quaint and charming landscapes of our cherished and historical towns.

BTW, great job on hosting this podcast Thomas. If I can ever be of further service by all means feel free to call on me. I know Oceanside is a little off your radar, however, I have a project going on there that may be of interest to you and some of your clients.

Not really asking anyone to agree with me William Feela, however, I'm not sure about your comment "Many of this type of housing won't stand up to the weather conditions and are made fast with inferiour products."

Might I suggest you do a little homework before assuming that the AVAVA product utilizes 'inferiour products'. After several months of researching various "Factory Built" alternatives be they "HUD Manufactured", "Modular" or various "Pre Fabricated" options I soon realized that not only was the AVAVA product better than all of the other options but it far surpassed any site/stick/brick & mortor alternatives as well.

Oh my gosh, you two were great, Thomas!!  Loved seeing and hearing you both and love John's passion for ADUs (& JADUs). I wish it would catch on here - NOW! We have such a demand for 'granny flats' as John calls it, here and it's a tough bill to fill for our buyers who want granny to live on the premises as well.

Modular or stick-built, it's exciting to me that this is, hopefully coming to our area soon!
