Much like the Anthem community as a wholea both price and activity increased in the Anthem Country Club real estate market during August. The total number of homes sold in the Country Club was up 30% over July and up 63% over August 2017. The average sale price rose by 9% versus July, and was up 15% over August 2017. The price per square foot also rose 1% over July and was up 10% year over year. The days on market rose 9% versus July, and was up 10% year over year. The burn rate, (or homes under contract versus homes on the market) is now 4.48 month’s supply, still a buyer's market. The 12 month moving average was up 1% over July and 7% year over year, now standing at $432,949. There are now 80 homes on the market in the Club, up 18% from July. With 23 homes currently under contract it looks like September may see a little fall off from August in the Anthem Country Club real estate market.
A little note about both the Country Club and the Anthem real estate market in general...the sale price to list price ratio dropped 1% in both cases during August. Keep an eye on this as this may signal a move to more of a balanced market where buyers have some negotiating room.
