Neighborhood of Southshore - Aurora CO 80016 Market Update August 2019

Southshore in Aurora was the location for the 2007 Parade of Homes and features some custom homes backing to the Aurora Reservoir.   William Lyons (previously Village Homes), Capital Pacific, Pulte, and Century Communities have built homes in Southshore.   William Lyon Homes, Century and Richmond are now building new homes.  A few homes offer a primo location to watch the sunset over the Aurora Reservoir.    This neighborhood is located in zip 80016.   Currently, there are 530 homes built with 2,700 planned for the entire community.

 

Southshore in Aurora is located East of E-470, has a clubhouse with an exercise room, a party room complete with a kitchen, plus a theater and an outdoor pool.  The Aurora YMCA operates out of the Lakehouse, and check out the events.  Southshore is located within the Cherry Creek School district, minutes to Southlands shopping center with an array of retail options, a movie theater and many dining options with easy access to E-470 and Denver International Airport.   Starting in May every year, Southlands has a farmers market every Saturday.

 

There are two hospitals within 15-20 minutes - Parker Adventist (which is a Children's Hospital too) off E-470 and Parker Road, and Aurora Medical Center off Mississippi and Potomac in Aurora.

Southshore - current active listings

Active Listings - 17 ranging from $493,396 to $785,000 

These homes were built from 2007 to 2019

Average Days on Market are 75 days

9 homes are currently Under Contract ranging from $474,142 to $784,900 with 55 average days on market (most of these are new builds)

There is a lot going on in Southshore - lots of new homes to choose from!

 

 

Here are the current active Homes for Sale in Southshore

 

Let's look at what SOLD August 2019 - 

10 homes ranging from $460,000 to $725,000  (This is an increase from 8 last month)

Average Days on Market were 108 days  

Average Sold Price - $582,500

Sellers saw 99.05% to list price

 

With the interest decrease, the Denver metro area saw an increase in buyer activity, which is nice to see.   

 

 

Here is what SOLD in Southshore for all of 2018 -

Total sales - 92 homes   (from 54 from previous year)

Average Days on Market were 64 days (from 67 days from previous year)

Sellers saw 99.27% to list price (from 98.98% from previous year)

Average Sales Price was $526,832  (from $520,000 from previous year)

You will find lots of building going on in Southshore right now.   Homes built in Southshore have been built from 2006 to many new homes.   Homes have from 1,613 to over 7,000 finished square feet, some with finished basements (and some with walk-out basements).   You will find two stories and ranches with two, three and four car garages.   You will find some Southshore properties with gorgeous views of the Aurora Reservoir.

 

School-age children will attend Cherry Creek School District, and here are the schools for this community - 

Pine Ridge Elementary

Fox Ridge Middle School

Cherokee Trail High School
