One way to get ready for the photographer

A seller who is getting their home prepared to list in the next few months wants to know if their house is ready for a professional photographer?

You can wait until I get over for a listing appointment or...take out your camera/smartphone and start clicking away in each room.

Now look at these pictures ask is this the way you want your house shown?

How would this shot look in a print advertisement? How would it look on a website? How would it look in my blog? How would it look on the brochure?

 

 

Cameras

 

Since most buyers start their search on the internet, they don't want to read how beautiful the home is. They want to see it...they want pictures and lots of them.

These photos, go into the Multiple List System, also known as the MLS.  Our system allows 150 photos (we don't need that many), but there are times when we have a small house or condo that is vacant, and no way can we find numerous angles to capture this type of property.  So what do we do with these spaces? I like to use exterior shots, landscaping, the neighborhood, playground, a nearby shopping center, or proximity to the pool or neighborhood parks.

 

Azaleas 

 

The first week in May is perfect for the flowering bushes, like the azaleas above from my garden. We could go ahead and get a few exterior photos for a teaser ad.

Good morning, Margaret Rome Baltimore 410-530-2400 I've said it for decades.... "THE EYE BUYS".... people do not read...they're lazy....they'd rather just look at photos...and make initial decisions from that point.... if the photos are what they're looking for, they will read.... not everything must have glitz... some are looking for cosmetics to be done; or a teardown; and then there's the "eye candy" that  most want....

eyes always call the shots and lead the way to the next step or NOT.....

We were just allowed by Our MLS to present 40 pictures for each listing. I have trouble finding that much content however 150 pictures is impressive.

I have for a long time included local photos of neighborhoods, usually include the road the hme is on, local stores. People buy a neighborhood as much as a home.

Back in 1981 when I was first licensed.  Marketing for the most part consisted of a single black and white photo in the MLS, and occasionally, in the local paper. We are a far cry from that.  The Internet has brought a whole different perspective on the importance of good professional photos for home marketing!

HI Margaret- this is what I would ask my sellers to do when I provided a staging consultation. It helped them see what a camera would see. I didn't have to tell them, they could see what they needed to do.

Myrl Jeffcoat So true. Ten years ago, there were very few agents using a professional photographer. I remember taking an entire roll of film of the same exterior front, taking them to the photoshop, a real store, and having them make double prints for my brochures!
