16438 COZY COVE ROAD IN THE PALISADES
In a housing market where there is less than one month of inventory in the Charlotte Region, having barely three days just two weeks before Christmas to look for, find, and purchase a home to close in mid-January takes a bit of a miracle to happen. That miracle happened for my clients who are relocating from Denver to Charlotte in January.
My clients had some specific needs for their new home in Charlotte: a home with enough rooms to accommodate two home offices; a guest suite on the main floor; no more than a 30 minute commute to the office for the husband; a fenced yard for their new puppy; a cook's kitchen; move-in ready except for minor cosmetic updates. They were also hoping for a home relatively close to where the wife had easy access to kayaking facilities (this meant being close to Lake Wylie or the Catawba River).
My clients arrived in Charlotte on a Wednesday evening. We began looking at homes early Thursday afternoon, looked at homes all day Friday and Saturday. We wrote an offer on Saturday evening and had a fully signed contract in hand on Sunday morning, just before their flight home to Denver.
So now... a double miracle. Not only did we find a home in under three days, we found a home that met all the items on their list and then some! And under budget! More miracles... inspections and appraisals were done within five days and home appraised with no issues.
16438 Cozy Cove is 3 bedroom/3 bath, 1.5 story, open concept home built in 2019 with about 2,623 square feet. It features a large bonus room and bedroom/bath on the second floor, a formal dining room, great room with fireplace, chef's kitchen with double ovens and huge island, a screened porch, two bedrooms on the main floor. An 1,847 square foot, unfinished basement already plumbed and ready for finishing -- something my clients are excitedly looking forward to doing. The .34 acre lot is fully fenced with lots of room for their puppy to run around in.
WHAT TO KNOW ABOUT THE PALISADES IN CHARLOTTE
The Palisades is a 1,600 acre master planned community in Southwest Charlotte, just off of Hwy 49 and situated around Lake Wylie, Charlotte area's second larges lake. Homes in The Palisades range in price from the mid-$300,000's to over $1.5 million, with prices averaging in the mid-$500,000's. Homes range in size from 2,400+ square feet to over 5,000 square feet. Builders have included Niblock, Toll Brothers, Lennar Homes, Ryland, Standard Pacific, Shea Homes, St, Lawrence, and custom builders (Harris Construction, Kingswood, Jordan James, Stanley Martin, Arcadia, amongst others). Homes were first built in 2005 and there is still new construction in The Palisades today.
The Palisades community is comprised of some 20 neighborhoods. These include: Ashton Oaks (custom homes); Austin's Creek; Bear Creek (gated); Briar Cliff; Crosshaven; Eagles Landing (gated); Highcliff; Lantern; Marbella; Montage; Morningside; Regency at Palisades; Rusty Creek; The Ranch (gated equestrian neighborhood); Treetops (custom homes); Turtle Point; Westerham (gated 11 home enclave); Whispering Pines.
Community amenities for all residents in The Palisades include a Clubhouse, outdoor pool, playground, tennis courts, walking trails. Additional private, membership amenities include the Palisades Country Club, which features an 18-hole Jack Nicklaus Golf Course, a Tim Wilkinson Sports complex with grass tennis courts, hard tennis court, clay courts; a yoga center, state of the art fitness center; dining options.
