Lesson 2  Price It Right!!!

 

So often I see Days on Market that are unnecessary. Sellers and Listing Agents living in denial will say it needs more open houses, more advertising, more this, more that; it's the market, etc.

You can blame it all, but...

It's your price!

 

99% of the time, price adjustments solve your problem.

Now in the 1% I've improved homes through staging, paint, clutter removal, power washing and cleaning in conjunction with pricing it correctly. But, if I'm sitting too long with no showings or showings with no offers and practically speaking, there's nothing left to change, then it's my price that needs to improve.

In 2014, in one of our worst neighborhoods,
I was asked to sell this house as-is...

Unkept yard, dilapidated roof, paint, windows, etc.

Months of trash in the yard, no back door, no stairs.

 

         

Disgusting interior filled with rubbish.

 

I sold this house in 4 Days,
in multiple offers for $5,000 over asking price!

Because I priced it right, it sold quick and for more!
Clearly not because of the staging, photos or cleaning.

The point is, every house sells when priced right!

Even with the best comps, best suggested price, there are some sellers who want what they want. I provide a range for suggested asking price with the caveat if you wish a quick sale this asking price may work or if you willing to wait a little, this price may work. Currently properties priced under $250,000 and are move in ready, sell far quicker than homes over $250,000. Listing agents need to know the price point of their markets.

I have found that the kiss of death for a listing is when it goes back on the market after being under contract.  It seems that buyers believe that there must be something wrong with the home, even when there is absolutely nothing wrong with the home, haha.

I agree with you, Thomas!  The home pictured would be a flipper's dream, if priced right.  I had to smile at the photo of the kitchen cabinetry. When I was a really young kid, our next door neighbor had cabinets that color, with decals.  That was the vogue in the 1940s.

Hi Thomas- Couldn't agree more!! My husband is a retired new home builder and he always said, if a house isn't selling, it's about the price. Price has to reflect the condition, location and perceived value.
