Lesson 2 Price It Right!!!
So often I see Days on Market that are unnecessary. Sellers and Listing Agents living in denial will say it needs more open houses, more advertising, more this, more that; it's the market, etc.
You can blame it all, but...
It's your price!
99% of the time, price adjustments solve your problem.
Now in the 1% I've improved homes through staging, paint, clutter removal, power washing and cleaning in conjunction with pricing it correctly. But, if I'm sitting too long with no showings or showings with no offers and practically speaking, there's nothing left to change, then it's my price that needs to improve.
In 2014, in one of our worst neighborhoods,
I was asked to sell this house as-is...
Unkept yard, dilapidated roof, paint, windows, etc.
Months of trash in the yard, no back door, no stairs.
Disgusting interior filled with rubbish.
I sold this house in 4 Days,
in multiple offers for $5,000 over asking price!

Because I priced it right, it sold quick and for more!
Clearly not because of the staging, photos or cleaning.
The point is, every house sells when priced right!
