Many of the foreclosures coming up in Dyersburg are not only assigned to Dyersburg Realtors(including myself) but the Fannie Mae backed mortgages and VA backed mortgages that default are given to out of town Realtors to market. These Realtors are located in Jackson, Ripley and Trenton(30 or more miles away from Dyersburg). What is good for you the consumer is that these Realtors do not really know what these properties are really worth and do not do a very good job marketing these properties.I want to discuss two fantastic buys in foreclosures here in the Dyersburg Area. This morning I was reading the local newspaper and saw that Dyersburg was listed as one of the top cities to retire to. Several other news sources picked up this information and reported it. Among them were Fox Business News,Forbes.com and the senior Web Site Grand Times. This story was based on information derived from The Council for Community and Economic Research. They did a study across the country and selected Dyersburg as one of (6) best cities in the southeast to retire to if on a fixed income. Is rental demand going up while sales are "weak"? - 02/22/08 04:49 PM
It seems that here lately the number of calls coming into my office for rental properties has skyrocketed! Normally we get anywhere from 6-8 rental calls a day. For the last few weeks the calls have at least tripled. What gives? Also, the number of walk-ins for rentals has really increased. There has been three (now 4) in my office today looking for rentals. Normally we might get 1 a week. One thing that disturbed me this morning was a guy came in looking for an apartment and told me one of my agents has his house listed. Teaching class at church on "grace" - 02/21/08 10:02 AM
Last night at church, the current teacher (Chuck) in our Wednesday night class asked me(out of the blue) to pick up the class and teach about "grace". I am really proud of "Chuck" because we have been sharing God moments with each other over the last couple of years. Chuck was a very traditional Church of Christ member who has truly come a long way. One scripture that I believe he now has a handle on (we discussed it often) is Be still and know that I am God! Just a short time ago I discovered that our localism posts were being found on Google by our buying public. At that point I felt like we had discovered a way to "beat the system" and get free leads. I also thought that somehow we must be manipulating the search engines. Actually what we all discovered is a way to be rewarded by Google for hard work. It is time consuming pulling in all the information and putting together the localism post. It is time consuming naming the pictures, resizing the pictures and getting the pictures just where they belong on the posts. (12 comments)
Welcome to the relaxed living at LAKEWOOD COMMUNITY. This is a beautiful residential area. It is one of, if not the most, desirable place to live NW Tennessee. Residents include - Professionals, business owners, teachers, and retirees. The native trees are so tall they seamlessly reach out to touch the sky. The temperature at Lakewood is always a few degrees cooler than the city because of it's rolling hills and natural shade. Right after you get on your feet here in activerain, you have to start forming a mental picture of potential buyers finding you on the internet! Isn't that why you are here now on Activerain? You are trying to figure out how the cyberspace buyers can find you! Realtors, the landscape is changing so quickly. People are on-line right this second looking for information about an area of the country they are planning to move to. We have to be the source of that information. These people are not just looking for information about their dream home but also their dream town or city, (6 comments)

I was thinking last night about why I have been unable to convince more agents to join Activerain. Could it be that I am not a great sales person? What happens when we show a house to a young couple(first time homebuyers) and you know in your heart that this is what is best for them? You know their financial situation, you know what they told you they were looking for and you know by pulling the comps for the area that this is a fantastic deal! What do we do? We persuade them that they need to buy this house. We list all (9 comments)

The other day I made the comment on someone's blog that I thought that Huckabee should now bow out. I couldn't have been more wrong! Brother Huckabee needs to stay in this race until McCain realizes he needs our right wing evangelical conservative vote in the general election. I believe Mr. Huckabee is staying in until the time that McCain picks a truly conservative VP candidate. In my opinion, if Mr. McCain names his running mate and that person is conservative, then Huckabee should and will bow out(even if it is not him as running mate). I wrote a post a few days ago asking for your help lighting a fire under my realtors. My ranting and raving must have worked because I now have 3 of my realtors not only signed up with Activerain but actually blogging away. Now I know how a proud papa feels when the kids do well! We work for a small independent brokerage(that I own) in West Tennessee; in the town of Dyersburg. Two of these agents(Laura & Renee) live in or near Dyersburg. 93.5% average sales to list price ratio-Is that good? - 02/13/08 06:50 AM
In my last post I pulled some data from my MLS concerning the Dyersburg real estate market and did a market report for the period from Jan 1, 2008-Feb 12, 2008. One of the last things I reported was on the "solds" sales price to list price ratio. In that report, I pulled out the "solds" that were foreclosures and just looked at the "normal solds". I was very surprised at the results. We had a couple of the properties sell at list price and a couple sell way under list price so those balance each other out. Every 4-6 weeks, I pull data from the Dyersburg/Dyer County Board of Realtors MLS system and bring you my breakdown of activity for the Dyersburg real estate market area. •1.) From January 1-February 12th, 2008 there were 31 single family homes that sold within our MLS! For the same period last year there were 44. •2.) Of the "solds" for this period, 12 of these were foreclosures. •3.) The days on market average for all 31 "solds" is 121 days verses 89 days on market last year for the same period. •4.) For the price range of $90,000 and up there were 16 single family (0 comments)

More and more, I am having potential clients contact me(usually by e-mail) who want information and they want it now! About 2 1/2 years ago I bought my first blackberry(7520). It was quite a learning curve at first but I would be lost without it. I researched what was available on the market at that time and the main reason I chose Blackberry was because it pushed the e-mails to the blackberry when they were sent. I have friends with other smart phones who have to literally hit the server with a request for available e-mail. I am on the Nextel Network and the (14 comments)

It has been very difficult for me to get others to sign up for activerain. I did get a couple of agents from my office to finally sign up. Both have written a post of two and even commented 3-4 times. My motive primarily for getting them to sign up was to get them learning about blogging, communication,listing concepts,working with buyers,developing referral networks,skills for dealing with buyers,how to become the expert in their area,etc. You see, I have learned so much more about blogging and all these other concepts as well. My short time on Activerain has really made me a better Realtor (13 comments)

Boy it sure has been a great Saturday! I got up this morning and reviewed a few blog posts here on activerain. Then my family and I went to the park to walk and enjoy the sunshine. We grabbed a bite at McD's and then decided to go out to a friend's house and fish off the dock(Lakewood Community-I will do a post in a few days about this area). My girls got the shovel out and dug for worms while I loaded up the fishing poles and tackle. When we got there, our friends were already fishing so we joined in. (6 comments)

Do you remember right after President Bush took office the FCC started cracking down on the garbage coming out of tv and the radio? They started fining the people responsible for all the filth and pornography filling the airwaves. Wasn't this the reason Howard Stern left regular radio to go to unregulated satellite radio? Well, what is going on now. Is it near the end of Bush's presidency and all the kings men are leaving? It seems that tv is getting bad again and the language you hear on the radio and on tv has taken a turn for the worse! Isn't (5 comments)

Since it is only the start of super Tuesday maybe it is too early to predict the biggest winner in the Republican primaries. I do however believe Huckabee will be a surprise in 2-3 states where I believe he will win more delegates than the other two. Here is my prediction: Since Huckabee is still in this contest, he will take away part of the conservative vote propelling McCain to the nomination. I voted early for Huckabee here in Tennessee! If McCain wins the nomination, he is going to need a conservative running mate to pick up the conservative evangelical vote in the general (10 comments)

Just wanted to share with my brothers and sisters something that happened to me a couple of days ago. I was in Wal-mart or another store(I cannot remember) and a lady walked by with two small children and a very strong feeling came over me. I felt that God really loved this family and perhaps he(God) was giving me a glimpse into Heaven and more specifically a peek into his thoughts! This only lasted about 5 seconds but it was truly a "God" moment. The love I felt coming from God for this family and I guess for everyone was incredible. After thinking (1 comments)

First of all let me mention a post I did a few weeks ago predicting that Activerain would go over 70,000 members by February 9, 2008. Looks like I am going to nail it on the money!!! I believe now that we would have reached it sooner if the Activerain server hadn't been having all that trouble over the last few days. Anyone have an update for us as to the problem they are or were having? Also, for you SEO types, will server problems affect our indexing with Google if the spider cannot get online just like we have been unable to get online? (8 comments)

A week or so ago, a very special activerainer asked us in her post to pray for her. You see she has been trying to adopt two precious little girls into her home and family. This touched my heart because I went through a similar situation. I had lots of people praying for me and my wife concerning our own two adoptions of little girls. However, I know we didn't have as many spiritual people praying for us as Elizabeth Nieves has right now. And, those prayers are being offered almost non stop from Canada, through out the United States and perhaps worldwide. Please (4 comments)
