Many of the foreclosures coming up in Dyersburg are not only assigned to Dyersburg Realtors(including myself) but the Fannie Mae backed mortgages and VA backed mortgages that default are given to out of town Realtors to market. These Realtors are located in Jackson, Ripley and Trenton(30 or more miles away from Dyersburg).
What is good for you the consumer is that these Realtors do not really know what these properties are really worth and do not do a very good job marketing these properties.I want to discuss two fantastic buys in foreclosures here in the Dyersburg Area.

This morning I was reading the local newspaper  and saw that Dyersburg was listed as one of the top cities to retire to.
Several other news sources picked up this information and reported it. Among them were Fox Business News,Forbes.com and the senior Web Site Grand Times.
This story was based on information derived from The Council for Community and Economic Research. Is rental demand going up while sales are "weak"? - 02/22/08 04:49 PM
It seems that here lately the number of calls coming into my office for rental properties has skyrocketed! Normally we get anywhere from 6-8 rental calls a day. For the last few weeks the calls have at least tripled.
What gives? Also, the number of walk-ins for rentals has really increased. There has been three (now 4) in my office today looking for rentals. Normally we might get 1 a week.

Last night at church, the current teacher (Chuck) in our Wednesday night class asked me(out of the blue) to pick up the class and teach about "grace". I am really proud of "Chuck" because we have been sharing God moments with each other over the last couple of years. Just a short time ago I discovered that our localism posts were being found on Google by our buying public. At that point I felt like we had discovered a way to "beat the system" and get free leads. I also thought that somehow we must be manipulating the search engines. 
Actually what we all discovered is a way to be rewarded by Google for hard work. It is time consuming pulling in all the information and putting together the localism post. What happens when we show a house to a young couple(first time homebuyers) and you know in your heart that this is what is best for them? The other day I made the comment on someone's blog that I thought that Huckabee should now bow out.
I couldn't have been more wrong! Brother Huckabee needs to stay in this race until McCain realizes he needs our right wing evangelical conservative vote in the general election. I believe Mr. Huckabee is staying in until the time that McCain picks a truly conservative VP candidate.

In my last post I pulled some data from my MLS concerning the Dyersburg real estate market and did a market report for the period from Jan 1, 2008-Feb 12, 2008. One of the last things I reported was on the "solds" sales price to list price ratio.
In that report, I pulled out the "solds" that were foreclosures and just looked at the "normal solds". I was very surprised at the results. Every 4-6 weeks, I pull data from the Dyersburg/Dyer County Board of Realtors MLS system and bring you my breakdown of activity for the Dyersburg real estate market area.
•1.)    From January 1-February 12th, 2008 there were 31 single family homes that sold within our MLS! For the same period last year there were 44.
•2.)    Of the "solds" for this period, 12 of these were foreclosures.
•3.)    The days on market average for all 31 "solds"  is 121 days verses 89 days on market last year for the same period.

More and more, I am having potential clients contact me(usually by e-mail) who want information and they want it now!
About 2 1/2 years ago I bought my first blackberry(7520). It was quite a learning curve at first but I would be lost without it. I researched what was available on the market at that time and the main reason I chose Blackberry was because it pushed the e-mails to the blackberry when they were sent. I have friends with other smart phones who have to literally  hit the server with a request for available e-mail.

It has been very difficult for me to get others to sign up for activerain. I did get a couple of agents from my office to finally sign up. Both have written a post of two and even commented 3-4 times. My motive primarily for getting them to sign up was to get them learning about blogging, communication,listing concepts,working with buyers,developing referral networks,skills for dealing with buyers,how to become the expert in their area,etc.

Boy it sure has been a great Saturday! I got up this morning and reviewed a few blog posts here on activerain. Then my family and I went to the park to walk and enjoy the sunshine. Since it is only the start of super Tuesday maybe it is too early to predict the biggest winner in the Republican primaries.
I do however believe Huckabee will be a surprise in 2-3 states where I believe he will win more delegates than the other two.
Here is my prediction: Since Huckabee is still in this contest, he will take away part of the conservative vote propelling McCain to the nomination. I voted early for Huckabee here in Tennessee!

Just wanted to share with my brothers and sisters something that happened to me a couple of days ago.
I was in Wal-mart or another store(I cannot remember) and a lady walked by with two small children and a very strong feeling came over me. I felt that God really loved this family and perhaps he(God) was giving me a glimpse into Heaven and more specifically a peek into his thoughts!

This touched my heart because I went through a similar situation. I had lots of people praying for me and my wife concerning our own two adoptions of little girls.
