CURB APPEAL is the primary piece of advice I give my sellers. When buyers approach a home, they will form an immediate opinion about it, which means they probably have an opinion on it before they get inside. If the "curb appeal" has been maximized, they will definitely want to move forward to seeing the inside.
The curb appeal, unfortunately, begins down the street as the buyers approach the town. This includes considering whether this town is suitable for their needs.

Open Houses - Should You Do Open Houses? Why do an open house on a Sunday from 1 to 4 pm? Does an open house benefit an agent or a seller? There have been endless debates about the benefits and lack thereof...... I personally feel very strongly in favor of open houses. It is an opportunity for the listing agent to showcase the home for folks who have seen it on the internet and now would like to see it in person. Buyers and sellers - How bad does the cracking need to be before the boiler needs to be replaced or the refractory needs to be replaced? Is it repairable? If the boiler or furnace refractory is cracked, or otherwise in bad shape, do you consider offering to fix it? Should this have been picked up in your last servicing? If so, do you have recourse with your oil company servicer? Do you, as an agent, use this as part of your negotiation? For (4 comments)

What Do You Do When You Can't Get That Door Open to Show That New Listing? How many times have you gone to show a new home for sale to new clients, and you just cannot get the key to work? Try again and again, and you just cannot get the key to turn properly. Then you turn to your clients and ask them to try. Sometimes the clients succeed, and that is sort of embarrassing. When Your Inspector Says,"Uh, Oh" - Do we run away or run there? I have begun offering my sellers the opportunity (paid by me) to have an inspector come by for a "quick look" at their home for sale before offers come in to make sure there aren't any huge red flags - such as loose wires, bad insulation, etc. They actually love this, as it gives them a much more secure feeling going into the selling process. You Never Get a Second Chance! How often have you driven to a home that the buyers had at the top of their "to buy" list, and found them screaming at you to drive on! We're not interested!
Sellers beware - the first impression and first glance may be the last. Most buyers won't say, "Well, we could move the walk, treat the weeds, prune the bushes, paint the house and it will be a great place! Usually if the outside is a mess, the buyers know that the inside will definitely overwhelm them.
Wilton had a fairly busy January, with 7 sold homes, compared to last year's 2.
