When selling your home in Humboldt County, California, .  This several page form will ask many questions about the history and current condition of your home.
Historically, the form is filled out by the seller and presented to the buyer for their review and approval at the time an offer was accepted.
There is a potential new reviewer of the "Transfer Disclosure Statement".  That potential reviewer would be the buyer's loan underwriter.  In my opinion it is only a matter of time before it become common practice.

"Does your 'Dream Home' start with the description "as-is". 
That is a very good question that is presented in an advertisement in one of the current building trade magazines.
In some cases it does; at least in my opinion.  For those clients who do have the vision, the knowledge and the experience to make the conversion in a quality and timely manor, an 'as-is' sale has excellent potential.  They will need the cooperation of the entire family to achieve the goal, however.

Senior citizens 55 years of age or older and those who are severely and permanently disabled who live in Humboldt County, California may buy a residence of equal or lesser value than their existing home and transfer their current taxable value to their new residences.
This is very important in view of Proposition 13. This provides property tax relief for seniors and the disabled by preventing a tax increase if they sell their existing residence and buy another.
This is a ONE TIME ONLY program and you must buy and sell within two years.

Homes with a 'locked' room, on the MLS?
This week another home came on the market with a 'locked' bedroom.  The MLS showing instructions said; show the house and if your clients like it, the listing agent will make arrangements to have the 'locked' room shown.  There was no other explanation.
This is a family home (I did a drive by), not the type of home that would have a 'grow' room or a drug lab.
I find it difficult to believe that the owners and the listing agent believe that buyers would make a second trip to the home to … (3 comments)

Curb Appeal is very important when it comes to finding a buyer for your home.  One item of 'curb appeal' that is often overlooked is the outside stairs or stairways of a home.
Do your stairs look appealing?  Put yourself in the place of a buyer pulling up in front of your home, do the stairs or stairway appeal to you or do they caution you?  You want the buyers to focus on your home.  You do not want the buyers focusing on being cautious using your steps.

If you are considering replacing the carpet in a room that has outside access, consider placing tile, instead of carpet, at the entryway.  There are two very good reasons!
Carpet collects moisture that come in on shoes.  Also, when you open the door on a rainy day moisture also comes in and lands on the carpet.   There is only one place for the moisture to go.  Into the wood sub flooring!  With a tile entryway the moisture will sit on top of the tile and evaporate.  And you will not have to be concerned with replacing the sub floor at the entryway … (4 comments)

For homes with large trees nearby on the property, trimming the trees may result in lower heating and cooling costs. 
In this area of California many properties have very large tall trees.  Most are Redwoods near the coast and Fir and Spruce further inland.  These are not ornamental trees which have limited height at maturity, in most cases the trees existed before the home was built and were left by the builder/developer.  They continue to grown in height and continue to develop branches their entire life.

If you will be adding a patio or deck to your home you will probably also be adding a door to access it.  The addition of a door will require a new header and additional framing.
Another item to consider while adding the new door is to extend the roof overhang over the new door.  This will require extending the roof rafters and may require the assistance of a professional.
The reason?  They keep unwanted, hot summer sun from heating a home, and they help protect the home from moisture damage caused by precipitation.

In addition, keeping those clients updated on home maintenance is very important.  Many new home owners are not accustomed to maintaining the home that they have purchased.
Providing maintenance information via email or regular mail will help to ensure that what you sold them is being maintained.  Suggestions of home owner tips on maintenance and inspections is important to new home owners and in many cases they will follow your advice.
