Pheasant Run has seen slow sales activity over the last three years, because there haven't been many homes on the market to sell. Like other neighborhoods in the area, Pheasant Run has also seen some price improvement.
In 2014 three homes sold with an average selling price of $139,933 and a median sales price of $130,000. Homes sales started off at $129,900 and went up to $159,900. This is a great neighborhood north of town. It sits on both the east and west sides of Highway 65. The yards are all at least one acre so there is plenty of elbow room, and if you really want privacy, there are some heavily wooded homes, too. The Big Ditch runs year round through some of the parcels, and it's like having your own private creek.
There isn't any new real estate activity to report since last month's informational report. At this time there are no Northridge homes on the market, although there are some available just outside of this subdivision.

Northridge is a large neighborhood in terms of the area it covers. It's just north of Cedaredge. It lies on the east and west side of Highway 65. Some of the subdivision is heavily wooded and other places are wide open with great valley and Grand Mesa views.
There is some new real estate activity to talk about since my last report.
At this time there are no active listings in Northridge. One home is under contract pending a sale. (With no active listings on the market...now is a great time to list your home).

If you are looking for a five bedroom home in Cedaredge...act fast. There is one on the market at this time. There is also a Grand Mesa cabin available with five bedrooms.
Last month's report showed four homes on the market with two being under contract. The two under contract homes have closed and sold. One of the listed homes isn't available at this time, and the total count included the cabin.

There's been some changes in the West Ador neighborhood real estate market. There is good news to report. We've seen the number of sales increase from last year and the average sales price has gone up. Here's one of my previous real estate market reports for West Ador.

Pheasant Run is a subdivision on the south side of Eckert, CO. Because of the location, it's an easy commute to Cedaredge or Delta. This neighborhood has large lots that are around half an acre, and mature landscaping. There are good neighborhood views of Grand Mesa.
Real estate listings and sales are holding steady in Pheasant Run since last month's report. What that means is no new listings have come on the market, and no properties have gone under contract or sold.

I know I'm a bit late in getting this information out, but here is it. The 2015 market was much improved over the 2014 market. I don't have a magic crystal ball, but I think 2016 is going to show further market improvement.
Overall the number of real estate transactions was up by 26% in 2015. There were 885 total sales compared to 702 in 2014. These numbers represent transactions in all categories...residential, farm/ranch, commercial, ect.
