real estate: Are YOU a Survivor? - 12/12/08 12:32 AM
Are You aSurvivor? We are constantly in 'change' mode in our business; this year has certainly been no different.   As amatter of fact, this year has required more change than any other year that I've been in this business.  Generally, when September rolls around, I'm beginning work on my business plan for the upcoming year--slowly I might add!  This year, the plan for 2009 hasbeen evolving since February!
Each and every month something new comes along that I have to tweak and I realize that another point in my plan has to change along with that one and the snowball effect begins!  As … (20 comments)

real estate: Are YOU Connecting with Gen Y-ers? - 12/08/08 02:38 AM
Are You Connecting with Gen Y-ers? Do you Tweet?  Do you use Facebook?  What about using a Blackberry?  Do you text?  If you're not doing all of the above and you want to tap into one of the most important generations that will be buying in 2009, then you'd better get to it!  Gen X-ers (born 1965 - 1976) started the trend and now we have a new generation who is incredibly tech savvy.  Those born between 1977 and 1994, known as the Generation Y-ers are not into cold calls or even friendly phone calls!  They prefer to text and text … (108 comments)

real estate: Lessons Learned - 10/22/08 06:12 AM

I received an email from a potential customer from my website a few weeks back. Of course, I responded and started working with this very nice couple who are looking right in my area for a home.  Anyway, we set out one day last week and toured about 8 homes in the area and at the end of the tour, they thanked me and confirmed that we are definitely going to be partners in this business transaction, that I am their Realtor®.
Then, the wife proceeded to tell me that her agent in FL had told her that she would refer them to … (36 comments)

real estate: Home Inspection on New Construction? - 12/21/07 02:27 AM
One of our new fabulous Uptown condos began Closing on sales that were posted back in 2005!  What a great time of year for Closings, right?!  Well, during the long time span between the signed Contract and the final walkthrough, my clients decided that a relative who was a 'home inspector' would do their home inspection for them; they didn't want my inspector even after begging for months!  After much ado and arriving at the final walkthrough, I found that the inspection had not yet been done!  Her relative had told them that they didn't need one since it was new construction!!  Some … (12 comments)

real estate: Finally, GOOD NEWS FOR HOME BUYERS! - 12/13/07 09:36 AM
Okay, I'll admit it:  The real estate market is in a bit of a 'slump!'  As I read my newspaper through my glass-half-full, I notice that the negative real estate articles are slowing to some degree but, they just keep coming!  So, I decided to do a bit of investigating on my own then, revising my plans for both my Buyers & Sellers.  Here is a synopsis of what I've come up with so far:
Mortgage applications rose this week 2.5 Percent (from 791.8 the previous week to 811.8)On an unadjusted basis, the index increased 1.4 percent compared with last week AND was up a whopping 14.2 percent COMPARED WITH THE … (14 comments)

real estate: Real Estate New Year's Resol-YOU-tions! - 12/10/07 11:08 PM
Yes, it's that time again!  Time to take a moment (or several) to reflect on your past year in business and set your goals for 2008!  If you have already done so, congratulations--I'm way behind you!  One of the first things that I learned in this business is that you can only fly by the seat of your pants for SO long!  A business plan is a MUST in this business and you must constantly tweak it in order to increase your success.  While reflecting, be a little critical of yourself, your practices and your expenses; see how you can improve on … (6 comments)

real estate: SAFETY: Realtors BEWARE! - 12/04/07 02:17 PM
A Sotheby's International real estate agent in Santa Fe was attacked and abducted at gunpoint yesterday and made to withdraw money from her bank account prior to getting away from the perpetrator.  The woman who committed the attack got away, but the FBI has a notice that the CEO/BIC of Sotheby's (Denise M. Keron) will be receiving details of the incident and how the perpetrator operated.  They asked to distribute this alert nationally.
Please remember:
1.  Let someone in your home or office know your showing schedule and Buyer's contact information if possible.  Otherwise, you can leave that information on your showing service schedule (online) or a simple … (48 comments)

real estate: Charlotte Real Estate Makes National News! - 11/28/07 12:49 AM
Today's Charlotte Observer had an encouraging article by J.W. ELPHINSTONE of the Associated Press pertaining to our Charlotte market! In his article, Charlotte bucks housing trend; Home values grew while other cities saw declines, Mr. Elphinstone writes the recent S&P's index of  housing prices in 20 metropolitan areas reveals that five cities, including Charlotte have increased!
Both Seattle and Charlotte, the two leading cities, showed a 4.7% increase over last year, compared to a national decrease in housing prices of 4.5%.
Investors are being quite a bit more conservative due to sub-prime lending scares and increased foreclosures but, Charlotte just keeps the slow and steady climb.
