Now thousands of people call Pueblo West home. Built up and around the Fryingpan – Arkansas project, today called Lake Pueblo or Pueblo Reservoir. The area has several elementary schools, middle school and a high school as well as shopping and emergency services.

Home buyers shouldn’t believe all the myths around these days. They should be cautious and very educated but don’t believe everything you hear.
Myth 1 : The longer a property is on the market the more you can negotiate down the price. Wrong, unless the seller tells you they are in a desperate situation they may not be willing to negotiate at all. They may not need to sell. Maybe they are just fishing to see who will bite.
Myth 2: Sellers are desprite. Wrong....

Sellers need to educate themselves on all the facts of selling in a difficult market. Arm yourself with a Great Realtor and some facts. Know what the market is doing in your area, how is your property most like or different than the neighbors and do those differences make that big a difference.

Sellers Can Help Attract Buyers, if you are selling or thinking about selling your
Pueblo, Pueblo West, Canon City, Florence or any Southern Colorado property here are some things to think about. 1) Ask your agent to have a mortgage lender (or 2-3) prepare information sheets on what the possible price per month will be on your property. This will only be an estimate, but it will give a potential buyer an idea of what to expect in payments.
2) Buyers fear the foreclosure market. What if the bank that foreclosed was wrong? Can the original owners come back?

                                                                           Recently I participated in the Pueblo West "wet" parade. It was so much fun and I had a great time. There was lots and lots of food and a ton of people who came threw, estimated at 50,000. Although we were chased out by rain one of the thrills came later in the evening. This year I was invited to participate in the vendor section of the Pueblo West "wet" parade. This is a parade where those sitting on the side lines are warned they are going to get wet. A more appropriate word would be drown! What a blast!!!!!!!!!!

In the mid 1970's people were buying up land in Pueblo West, it was affordable and looked like a great deal. After all Walt Whitman said "buy land they aren't making anymore."
 
This was the place McCulloch thought people would retire to, raise families, start businesses, keep horses and enjoy the recreation of the Front Ranch including Pueblo Reservoir. McCulloch developed Pueblo West into sections, some city type lots, some commercial lots, some lake view lots and hundreds acre lots.

pueblo west: Pueblo Parade of Homes 2008 - 09/13/08 11:38 AM
The Pueblo Parade of Homes Industry Day(2008) went well despite the unusually cool weather. Thanks to Country Wide Home Loans (Diane Van Buskirk, Tammie Stratman, Aarron W, and Brian) who rented the 15+ people who attended a stretch limo from Pure Luxury Limousines.      
We managed to see 14 of the 23 houses that were open. Houses ranged from the low $200's to the $900K range. 
Some of the main themes were more open kitchens, theater rooms and outdoor living spaces.
 
IMHO:                          
OAKWOOD Contruction  1305 Paseo Del Norte had the best presentation, in step with the season  $264,900

Building Continues to be strong in Pueblo West
Year to date 153 building permits have been issued for Pueblo West. Thirty three permits were issued for April alone. For all of Pueblo county 59% of the permits issued were for Pueblo West. A full 9% of building permits issued were for owners/builders not for traditional home builders. Family Homes and Premier Homes each pulled 5% of the permits. Colorado City and Rye have had 11 permits pulled for the year or 4% of the total for the year.
