#JustSold 7/21/17 in my neighborhood of #CollegeGlen . Had the privilege of knowing these wonderful sellers for many years. Unfortunately, life has taken them away from Sacramento and onto a new chapter. The condition of the home needed a lot of work so we only offered it to cash buyers. This did not cause any problems as we ended up with 26 offers. The sellers accepted an offer on Tuesday and we closed escrow that Friday!! #JustSold !!! on 6/12/17 in my great neighborhood of #CollegeGlen in #Sacramento . Every real estate transaction is different from the next and this one was unique for a few different reasons. This property was in major disrepair, so much so that it needed to be sold to a cash buyer only. No lender would have provided a loan on it in the current condition. So we wanted to sell the property “As-Is” without any repairs to an investor. We ended up doing all our inspections before coming on the market and did all the disclosures up front as well. This was an interesting transaction as my client was doing a 1031 exchange where he was rolling this property and 2 others he sold in different locations into one new larger purchase. There was some serious time constraints involved due to the 1031 exchange rules/laws but we got it all wrapped up and completed.
