Low inventory levels is a phrase that is consistently in the news when the subject is real estate - the housing market, etc .   So how low is low?
 
As of today, in Aurora, IL, there are only 108 detached homes for sale.  Considering that the city has close to 200K people (final numbers not ready for 2020 census)  that is pretty low.   So here is the breakdown by type of listings:

I have been a horse lover most of my life.  Some of my earliest childhood memories was riding bareback with an aunt through the fields and mountains of my childhood home in Abra Honda, Puerto Rico.  Once I moved to Aurora, IL I only saw horses briefly when my Dad would take us riding around in the car to go to some restaurant or other in surrounding communities, Geneva, Oswego, Yorkville, Naperville, Sugar Grove and they were on farms.

evelyn santiago: Disaster Averted....Just Barely...Winter time Issues with Listings - 01/22/14 04:23 AM
Living in the Auroraland area, or anywhere in the Midwest for that matter, its always a challenge when winter sets in.  Whether you are showing homes or you have homes listed sometimes the weather gets in the way.  Unshoveled walks and driveways where you can be up to your knees in snow, cold homes, dead lockboxes, frozen locks, etc.
The first issue I had with the listing I just got was the battery dying on my lockbox!  Luckily I tried it before a cleaning crew came in so was able to replace it before the scheduled showings the next day.  If … (0 comments)

For those of us that live in Oswego, IL the slowly rising economy has been of major interest.  In a village that is a larger than it's two closest neighbors, Montgomery & Yorkville but still have some issues related to school capacity and lack of a solid commercial base home sales are an indicator of how the local economy is doing.
The good news is that single detached homes ended up with sales of 490 units, an increase of 96 units from 2012!  The lowest price was a 1 bedroom 1 bath at $60,500 with the highest sold home at $680,000.  In … (0 comments)

This is a follow-up to my post: Early Valentine's Gift From My Short Sale Lender that I wrote about about a month ago.
Like most short sales, my short sale in North Aurora, IL it has not been an easy road and although we are in the home stretch I won't drop my guard until I have my commission check in the bank.  For all those involved in this short sale it's been a team effort.

Atttending NARdiGra was an amazing experience.  New Orleans has been a favorite city of mine despite some unfortunate experiences tied in to my visits in the past. 
On my first trip I was only able to stay a day and half since I received a call that my father had passed away and I had to return back for the funeral.  I was able to enjoy a wonderful breakfast at Antoines and headed back home.  The hotel was lovely in the French Quarter and I vowed to return.

I took a listing On Saturday, May 1, 2010 in Steger, IL.  It's a bit out of my "Fox Valley" area but since I have gone all the way to Carpentersville, I didn't think it would be a major issue.  With the sheriff's sale less than 2 weeks ago I took it knowing that it would be a longshot and told the seller that I would do my best but that it would be a challenge!

It has been a tough couple of weeks.  After being passed from various departments within the 2nd lien holder's organization and through their legal team in a different state I was finally able to find one person willing to take ownership of the file and submit it for management approval.  Within 4 days of submission we had an approval and we are closing this Wednesday!
