palmdale: Our market compared to 1997 - 10/09/07 05:54 PM
Our market now compared to 10 years ago
You hear a lot of people talking about the market, the foreclosures, the economy, and comparing it to the 90's. Frankly, there is no comparison, at least not in the AV, where we were hit hard before. You may say I don't know what I am talking about. I moved into the valley in 99. I moved here as the market was starting to regain. I knew people who had lost everything, including jobs., homes, cars, etc...
There were3725 homeowner who had lost their homes back then, due to foreclosure and walking away. We lost … (2 comments)

palmdale: Reasons to become real estate investors - 08/01/07 06:23 AM
We have all seen them on late night TV, the get rich quick scams.  You have to do nothing and just join us and you will be a success and very rich, living the lifestyle of the rich and famous.  Most of the don't work for the average Joe.  They forgot to tell you that for anything worth while you will have to put in some  sweat equity and maybe even some hard earned cash.  You have to really look at these and see what you are willing to do and what will give you the best return on your money … (4 comments)

palmdale: Pre-approval or Pre-qualified? - 08/01/07 05:30 AM
Before anyone starts looking for a home they should look for a loan that will suit their needs and their pocket book.  How do you do this?  You need to talk to a lender or your Realtor, and they can hook you up with someone they have used in the passed who was able to get the job done with as little problems as possible.
Why is this important?  The reason is that you are not really considered a serious buyer until you have funds available to be able to make serious inquiries and/or offers.  You need to have a pre-approval letter in your hands, so … (6 comments)

palmdale: Cal-Vet Loans - 07/23/07 05:50 PM
Cal-Vet loans are loans that most veterans who are buying a home in California are eligible for.  These loans are administered by the California Department of Veterans Affairs.  The Cal-Vet funds and services its own loans.  These funds come from the sale of State General Obligation Bonds.
The way the program works:
A person applies for the Cal Vet loan.  Once approved (approval of borrower and property), the Department of Veterans Affairs buys the property, puts title in their name and sells to the veteran, via a contract of sale.  The VA holds legal title, while the veteran  has equitable title.  Once … (0 comments)

palmdale: Rates fall third week in a row - 07/22/07 03:46 AM
Mortgage rates fell.  30 yrs fixed is still at 6.74 %.  The rates over last week fell .25%.  Last year the morgage index was 6.91% while 4 weeks ago, we were at 6.61%  The 15 yrs fixed rose to 6.41%.
The Federal Reserve kept short-term rates unchanged, last week. They also, reported that inflation "improved modestly in recent months."  What has caused this is that the PCE index for May droped to 1.9%.  They want to keep this rate between 1 to 2 %.   It had been above 2 % since March 2004.  This news made bond yields come down thus … (3 comments)

palmdale: Crackdown on Sect 8 in the AV - 07/19/07 05:00 AM
From Jan to May, nearly 100 residents have lost their Sect 8, due to major local enforcement targeted at finding those who are defrauding, or breaking the rules of, the government aid program.  (I am one who feels about this like I do about Welfare.  I feel that these are great programs for those who are truly in need.  Sometimes this is the only way for families to get ahead.  Sometimes families hit unavoidable hurdles that they cannot overcome alone.  That is what these programs are, a helping hand out, not to be a way of life.  People still need to learn … (6 comments)

palmdale: House valuation - 07/08/07 04:53 PM
Your property has several different values, depending on what the purpose of the appriasal and who is doing it.  THe tax assessor, mortgage lender, insurance company, seller and buyer require different things.     There is also what is called "market value", this is what your buyer is willing to pay you for your home.
The way to determine the best price obtainable is by testing the market and the competition.  The market will determine the value based on CURRENT market conditions, number of buyers, condition of the home, ect...
The sale price you set will be based on the results of you testing the … (5 comments)

palmdale: Pricing Your Property - 07/08/07 03:45 AM
Have the right price on your home is key from the start.  The higher the price tag (especially if it is above realistic market value) the longer it will take to sell (if at all) and the less interest it will attract.
With the right price tag on it good things happen:  more buyers will be attracted to your home when it first hits the market, causing more traffic through the home.
Loans are based on fair market value.  Mortgage companies loan upto a certain amount, based on the value of the home, not the sales price.  This means that if you … (9 comments)

palmdale: EAGLE- W. W. Molsberry- A Man Above All Others Part 1 - 07/01/07 03:35 AM
W.W. was my great grandfather.  He lived from 1895-1997.  He did a great many things.  He belonged to many organizations.  I have mentioned him before, but this is going to be a post about living and how to do it well.  W. W. had a philosophy of living, that in itself seems so basic, but most cannot live it.  Most of us let pride, greed, self absorbence, stupidity and/or life get in the way.
His standard of living was summed up in one word.  E.A.G.L.E.
(my grandfather, W.W.'s son, is sending me his speech on the eagle this after noon, so I … (0 comments)
